Orchard Hills - Capella by Taylor Morrison

NEW -> Contingent Buyer Assistance Program
Well, you gotta give them credit for having a built in fridge.  There is nothing that screams CHEAP!!!! like a protruding non-built-in fridge in a cabinet designed for a built-in.

No, just NO. That kitchen is atrocious looking! It looks like someone just threw up a pile of ugly granite in there, way too hard on the eyes.

You put it far more eloquently than I could have done.

I totally hijacked the Capella thread with this backsplash thing.  Sorry Paris :)

No problem, it was a nice detour highlighting the idea that there are so many homeowners buying brand new homes over $1million dollars and have to choose all the elements of design in there home and to put it politely they have NO idea what the f*$@ they are doing and they are too cheap to hire an interior designer so it all comes together in a jumbled mess or a very plain washed out look that looks sterile.

Which brings me to our lovely FCB down the street who has turned their property into a rental and decided to put fake grass in the front with some ugly perrenials and concreted (not to standard grade I might add) the entire sides and backyard. I didn't even think fake grass in the front is allowed by the HOA. I see several HOA violations there and it's making our street look bad because everyone else is making an effort to create nice landscaping that is appealing to the neighborhood. So what should we do? Should I report it to Keystone so they can investigate? I doubt they got any landscaping approval.

Fairly certain the HOA is going to have a hard time telling someone they can't use fake grass. Used to be valid but with the drought I thought I had read something about HOA's being unable to prevent you from using low irrigation planters / fake grass.

I believe Keystone sent out admendments to the landscape guidelines that now allow for artificle grass. So that neighbor might be in compliance, even though it may look cheap, which is too bad. Hopefully other neighbors don't get any cheap ideas. Sounds to me like they spent $5K landscaping a million dollar home  :o

Paris, we have a home in our community where the owner did essentially the same thing.  The only difference is that the grass is real and is half dead.  I agree it brings down the neighborhood when owners try to be economical, but I'd vote for fake grass over half dead real grass.

I also agree that designers can be a godsend when one is design challenged.  However, based on the comments I've seen regarding budgets for landscape, it is not surprising that owners do not use a designer.  We've consulted with a designer and the cost is high.  Our design center rep was great at helping put together a cohesive look and since we did the flooring, kitchen and baths through the design center, it all came out nicely.  If my spouse and I did the design entirely by ourselves, it would probably end up being mocked on TI :)

In PP, the Architectural Design Guidelines forbid fake grass in the front of the home, but allow it in the back to your hearts content.  I'm surprised that OH guidelines allow it in front.

There was a home in PP that used turf in the front, and seems like a lot of neighbors were chattering about it so I'm sure someone narc'd to the HOA.  2 months later it was pulled and replaced with real grass.

I agree that turf in the front typically looks out of place, HOA should (if they want to implement some kind of drought restriction) encourage drought tolerant plants in front (agave's, etc) in place of turf.

If only there were a builder that designed and completed front yard landscaping throughout the entire neighborhood to create a cohesive beautiful look.

@Paris: I know EXACTLY which home you are talking about. There is something even crazier with that story - did you notice the "fake" Christmas Tree they had out front along with their fake ugly grass? We were dying of laughter with that one :D

You mean La Vita?

I mean all Irvine Pacific communities.
Wow, I wasn't aware of that.  I heard some builders don't even give you a side gate much less full on landscaping.

You guys made me want to drive by this weekend and check out the yard.
I'm going to have to visit OH this weekend.  Like the mortally wounded Darth Vader talking to Luke, I need to see this house with the plastic grass and trees "with my own eyes."
