Hi, new member potentially relocating to Irvine/OC. I’ve been reading the forum and trying to familiarize myself with all the different villages and areas of town. Some good insight here. Anyway, I came across this article earlier. What do people think it might mean for OH4?

The landfill closing down is great for not just Oh4 but for all of OH, Eastwood, Stonegate, PS, etc. I guess the landfill is also a standing issue but I never heard complaints abt it til recently, probably because of the shutting down of aaa. The landfill will still stay here for another year or so and I don't know how long the relocation process is

The asphalt plant will maybe relocate but the landfill is here to stay for the next 30 years.
 
The 4 bedroom, 2100-2300 sq ft detached condos on motor courts, are arguably the best-selling new home in Irvine. Not surprising that they've added these to OH4 given the headwinds in the market.

The detached condo is the greatest RE scam ever and Irvine is a magnet for these ignorant buyers attracted to the “affordable” shiny object with zero land value. Truly a dwelling built for the GF.

I agree with that but I feel strongly that a detached condo in Irvine is still a better option than true SFH in comparable cities.

Great Park Neighborhoods is full of these types of "single family condominiums" and most of them have zero lot lines with barely any land for them.
 
Biggest lot is 5200 sqft. There goes my dream home. Even if i want too, how many buyers will line up fighting for it? IP not being the builder is already a big letdown.

I guess i am not moving anywhere for a while 😀.

Not biggest lot is 5200 sqft but smallest 5200 sqft from their statement "with lots upwards of 5,200 square feet"
 
For status conscious Asians?

I'm sure that's part of it but also for people where location matters and is one of their top priorities. I know a ton of people who would kill to be in Irvine and would not think twice if they could get a detached condo at a reasonable price. Irvine is one of the few cities in Southern California where no matter where you live, you're:
  • Walking distance to schools, playgrounds, trails, etc.
  • A 5-10 min drive to major grocery stores, restaurants, after-school tutoring, and gym facilities.
  • Good schools, safe, well-manicured neighborhoods, and recreation areas.
I've lived in PV, Torrance, Lake Forest, Laguna Niguel, Alameda, San Jose, Walnut Creek, and San Francisco in my lifetime. I would 100% take a smaller lot or detached condo if necessary to be in a prime location. Many I know would do the same and that's likely why IP and other builders want to continue offering these types of homes because frankly, they sell well. But, I understand it's not everyone's cup of tea.

Don't even jinx OH4 like that. Let's hope they're single story detached homes that are sized like that...one can dream.

Not everyone wants copy and pasted homes all over the place. It's an eyesore when one is spending millions of dollars only to see the same exact home across from you or down the road.

TBH a huge win for Irvine.

They should have phrased it better. People can confuse "upwards of" with "up to". 😂 Using "at least" or "bigger/more than" would have cleared things up.
 
Are we really surprised that new construction lots in Irvine are going to be small? You might have a handful of lots that are "averaged" sized in LA standards, but this shouldn't be a surprise guys. It's Irvine.....
