Westpark has HOA around 50 bucks in the SFRs. Parts of Turtle Rock have reasonable HOA too. This one has annual MR of $1200 and no HOA. I always thought areas that are newer have higher MR. Isn't West Irvine pretty new?

College Park home with $60/month HOA:
The West Irvine homes were built in late 90s and are newer than College Park homes built in 1970s. But at College Park you can find single story SFR's like the one above with some yard space for gardening. At $1.3 million it's um... a bargain in Irvine these days. With the money saved you can drop some money to update the interior. Hope that's not travertine tiles (looks great, until holes start appearing).
this is irvine we are talking about. it is rare to find anything more than 2 car especially for new constructions4911 sq feet with a 2 car garage? Make it make sense. Am I the only one thinking that is subpar?
