My input... there is the consideration of the soil disclaimers for the VOC homes, but there have also been concerns of toxic plumes that envelope various tracks of Irvine Villages.  Irvine public schools are fantastic so there really isn't a need to put your kids in private schools.  If you live in a TUSD zone that has bad schools and you're going to send your kids to private schools, you'll have to think of that monthly/yearly cost also.  There's good/bad to Irvine/Tustin.

That's why you compare homes around the same size using price/sf.  Most buyers look for homes within about a 10-20% size range so they can use the price/sf parameter (most people realize the larger the home, the lower the price per SF generally speaking).  And yes, in general price/sf is one of the best ways to compare how homes of similar sized homes as a relative price indicator then you look at the total cost by determining the interest rate and down payment.  After all, you'll use a similar interest and down payment for every home you look at in the same time frame, right?
 
I think a great reference would be to compute the total housing cost for each new development assuming a 30 year fixed at a few benchmark interest rates (maybe 4, 4.5, 5) with a few different down payments (maybe 20%, 25%, 30%).  Maybe put a sticky on top of each new development's thread?  That way all of the hidden costs could be broken down and compared between communities...instead of just muddying the waters with bickering about riff raffs or promised (but not guaranteed) future community features.
