Yaliu this house is on Compass but it's right at the end of Chiffon, where Chiffon dead ends into Compass. 

Thus, forming a T.

Don't trust the red outline on the map you see on Redfin. This house is one house in from the corner that's mapped... as aquabliss pointed out... straight up t-boned.

Over $500/sf at PP?  Come on, the seller paid $890k for the home back in Nov. 2013.  $1m?  Sure  $1.1m?  If they find the right buyer and they put in $$$ into the backyard.  But $1.3m is nuts.

$150k price drop.  Looks like reality has set in.

This house is such a dog.  Been on the market 6 months and changed realtors twice, dropped the price 3 times, no takers.

Note to self, never buy in a T intersection.

Somebody go offer $900k cash on this house, they might take it.

No one gets excited about a home that's been listed for that long. They should have priced it aggressively, but people are dumb.
 
Will they even have capital gains after factoring in transaction costs, upgrades, etc?  I presume not (given that I assume they aren't going to sell even close to current list price) or not much and possibly a loss? 
 
I think beachwood plan 2s were going for very low $900s in the early phases.  Doesn't look like many upgrades - no recessed lighting, builder granite etc. Plus this is lennar so "everything included" means less $ at the design center. Landscaping looks pretty basic.

Actually Plan 3s were going in the low $900s in the early phases.  There was one on the T-Junction left over from Phase I that could have been had for $900K with additional flooring credit.
 
i recall recently that someone(s) in another thread keep mention "just need one buyer".  someone(s) should tell that owner that they only need one buyer too.  :)

Most expensive motorcourt in Irvine!  Come check out this Garbage Hill home nestled in the foothills of the prestigious Bowerman Institute.  Run with the wild in the local Silverado Park and get in touch with nature!  Owner put in almost $300,000 in upgrades which they want back by jacking up this overpriced home by $300,000!  Most recent comp took almost 6 months to COE and sold at $381/sq ft, but heck we don't care, because you can walk to Portola Elementary so that's a worthy price bump!

Next door neighbor is selling for $80K less...  Interestingly listed by the same realtor.  Unless both owned by the same person, which one would the realtor favor and push first to potential buyer ?

This went from $1.85M > $1.75M > $1.65M > Pending...

Someone is actually going to pay somewhere near $1.65M for a 2,700 square foot home in Lake Forest. 

Will be interesting to see the final price.

The answer is obvious. There is plenty of land in Texas to grow rice :-)

The general rule of thumb is to NEVER buy the nicest/most expensive home on the block because the only place is to go DOWN.  One of my buyers could have bought 2 homes over at Ridgewood for that price.

Can't believe they went so cheap on the downstairs tiles, they look fugly. 

Whoa they stucco'd the cinder block wall in the back yard!  I totally wanted to do that but cost like $8k-$10k that I didn't feel like spending.

Your right about the downstairs tile.  At least get plank tile or diamond set your square tile!
