$747 PSF in CV is nuts. HOA need to do their jobs regulating backyards.  There are too many homes where they don?t complete their backyards and even front yards, such an eyesore.

HOA at my rental fined me additional $100 per month, meaning $100 first month, $200 second month, etc., when it took too long for me to replace the front lawn.
 
back yard is a different story....all you need is nosy neighbors to report to the HOA

why would ones backyard not being landscaped be an issue to the neighbors? Front yard I get. People must be that bored in life to complain about an undone backyard?

I am currently renting the exact model on the same street. The balcony on this overlooks Irvine Blvd, so expect a lot of noise. Model match (overlooking Irvine Blvd)  sold for about 850K recently, so quite possible this one will sell at list price given the demand. This is the Avalon condo built by IP - Nice interior layout, spacious great room with 10 ft ceiling and nice size balcony/patio. Actually liking this a lot in the last 3-4 months I have been renting this model.

I've been tracking this listing and today complete photos are up. At first glance, the price seem high. When looking closer at 861/sqft compare to the homes in LA and west LA area at 1200/sqft for homes that built in 1920, it seem reasonable for today market. This was a former model homes of Shea.

It will sell for list price. Everytime I think it is too high, price gone higher. What do I know.

Well, hot diggy dy doggg. I was wrong, this one just drop by 177,000.

Some greedy seller, wake up sooner then other. After two weeks the move down pretty quick and drastic.
