My last run in with real estate fraud were some West African healthcare providers trying to buy using an occupancy fraud scheme.

If all Realtors were required to file Star's (Suspicious Activity Reports) as Bankers do when encountering large cash down payments, most markets would collapse in a month. The Canadian Government tried this practice a few years back (an interesting read here: https://papers.ssrn.com/sol3/papers.cfm?abstract_id=3247127) and are considering additional methods to slow non-citizen speculation in real estate markets (https://globalnews.ca/news/7495490/canada-foreign-buyers-tax-affordable-housing/) Imagine this coming to the US as a way to create "affordable" housing...

Still not sure "kind of thing" means. List high? Not show pictures?

With how fast the home went from listing to pending my guess is that this was a pocket listing where the agent is double siding. Homes at this price range and especially overpriced do not move this fast.

Looks like this house is pending and under contract.  Man.  It's amazing how they can fit a pool on a 3,783 Lot home with a 3,000 square feet interior.

Is that going to be a real pool or huge bathtub/mini pool?=).  Hard to believe it's selling at these prices.

They haven't even broken ground on the pool yet, will be interesting to see what this house closes for.  Also wonder the contingencies around the pool build-out.

Hi, first post here. This property was reduced recently and a relative is taking a close look at it just due to sheer lack of inventory in that neighborhood.

It's still almost $1.4m for 1 shared wall and no driveway. What would you guys think is a "fair" value for it? I suppose in this market, that doesn't really matter....but any predictions on what it'll end up going for or what you would offer?

My prediction is it will sit in the market for some time unless they lower the pricing as it is already there for 76 days and counting.

Nothing shocks me anymore, but that closing price was very surprising given that it was an attached condo.
