Both Redfin and Zillow estimate are about 1.7million. The lot is decent. It would have been 2 million without backing up Sand Canyon.

A chunk of the lot is due to the fact that it's a flag lot.  Those Redfin and Zillow estimates are mostly garbage, not way they get close to $1.7m.

Not only that, the home basically has no upgrades.  The listing price is wishful thinking even in this market.

Yup, the seller is only offering up 1% to the buyer agent.  I mean, if you are gonna do that underlist the home and get a crap ton of offers.  haha

Wow, that is an interesting price for that home...better to be brave than pessimistic I guess.  House seems like it lacks any upgrades at all, front and back hardscaping heavily favors concrete pads.  Crazy market
 
The property description is...interesting. Touting what schools your kids went on to after Irvine High is very strange lol. The house is pretty bare bones with no upgrades and very basic landscaping. I'll be interested in seeing what this goes for. The house has a lot of potential, but that price is really high for such a basic house.

Also "possibly the largest lot in Irvine"?? They really should revise this entire property description.

Plus Sand Canyon is one of the top streets you don't want to be living next to because noise will be unbearable with all the traffic, including the trash trucks.

And in addition to that, the "grand entrance" (their words, not mine) has a backdrop of 3 level apartments...So Sand Canyon and apartments towering over. Good luck to them!

Umm, the Turtle Rock home that I lost out had almost a 12,000sf lot so I'm sure there are many other lots that are larger.  haha  A 100ft driveway?  They didn't even get the community right, don't they know it's Woodbury?

You base that on the estimate that redfin and zillow put on there? If they would have listed it 100K less, refin/zillow estimate would be 100K less. LOL!

You base that on the estimate that redfin and zillow put on there? If they would have listed it 100K less, refin/zillow estimate would be 100K less. LOL!
I know Zillow and Redfin are not very accurate, but usually on the low side when comparing to sale price. So this one I will not be surprised close at 1.7M.
 
I saw the Tall Cedars one pop up too and I found the description to be hilariously bad. This is one of those "for sale by owner" type of situations where they are just paying minimal fees to get it listed on the MLS by Homepie. They are also paying only 1% commission and probably just a couple hundred dollars to Homepie.
 
I like the broken English on Tall Cedars.  I wonder why the listing agent let the owner write it.
At least it's different and a bit personalized with where the kids are going to college.

I guess UCLA and UCSD are good enough schools to mention that their 2 kids are going to go there after living in that house. 
If you buy my house, your kids can too!

A friend of mine has a kid going to Berkeley this fall.  He got a 4.40 GPA.  I asked if he was valedictorian, and my friend said he's top 20....I did not know grade inflation was so rampant...or have kids gotten way smarter than when I went to school?

Definitely normal to see inflation, however I wouldn?t be surprised if the valedictorian is around 4.4 too as these days in good schools the difference between valedictorian and top 20 is a single ?B? grade. Plenty people get straight As in every class they take. The valedictorian isn?t going to be taking anymore AP classes than the rest of top 20. My graduate class we had 3 valedictorians tied as they took the same number of AP classes and all had straight As through out high school. Maybe Irvine is more competitive grading wise. My college roommate who graduated from uni high had same GPA as me so probably similar amount of grade inflation.

Grade inflation has always been around because I also graduated HS with a GPA over 4.0 because I took a bunch of AP classes but maybe it's gone to the next level now.
 
I toured these models.

It was one of a very few home in Irvine with the basement, hence the 5000+ sqft on a postage stamp lot. It looks like every inch of the backyard use wisely to put in the pool and amenities. The neighborhood location is right up against Portola parkway, not ideal

This is the highest price for stone gate.

A bit far reach for price.
