Anyone know where I can find a list of the Tustin Ranch communities north of Portola Springs the floor plans?
 
Did some further research and toured a few Tustin ranch properties this weekend..
Also broadening my search to West Irvine.

Anyone has any thoughts on the following communities ?

Tustin Ranch - El Dorado
Tustin Ranch - Westmont/Columbia
West Irvine - Sheridan Square

I like the fact that there are decent size lots in the Tustin Ranch houses. Also there seems to be more of a sense of community than Irvine. Spent most of this afternoon park hopping in TR. Tons of kids and everyone was pretty friendly.


has anyone toured http://www.redfin.com/CA/Irvine/5-Easthaven-92602/home/5768489  I like the 3rd floor family room, would make a great playroom/hideout for the kids. too bad it's right next to the toll freeway.

Anyone know anywhere else I can look for :
~2500-3000sqft
high ceiling
open floor plan (no need for a separate family/living/formal dining room) great room would be awesome
3C(W)G
1 bedroom on first floor
no pool/spa

I guess 3CG is not a requirement just a nice to have..
I really don't like having a formal dining room/living room for wasted sqft though...
The fireplace and retreat in the master bed in most of the Tustin Ranch floorplans are silly as well...
 
The fireplace in the master BR and bath are for the caucasians. That romantic factor is not only silly but completely irrational for Asians. Praticality and function are both paramount in homes. Developers know what Asians want and did a lot of research on the subject. The end result is taking away yard, formal dining, living and driveway and focus on things that Asian buyers really want like trendy stylings,  exteriors that convey wealth and low maintenance.
 
We like the master's retreat... it would either be an exercise room, an office or a media room.

We must be the only parents who have kids that like to watch "our" TV in the master on "our" bed... if we had a retreat area, they could just watch their while we continued to sleep in or go to sleep early.

Are you saying Asians are not romantic? Just curious.
 
Maybe you are right I don't see how a fireplace in the bedroom or bath is even remotely close to being a romantic factor. However, I don't know any Asians that wouldn't like a big yard...

fire is romantic and for that reason, candles are romantic.  maybe a switch on gas fireplace would be ok in the bedroom but we rather make it romantic with candles than have to deal with smoke, cleanup, and all the crap a fireplace brings

we definitely dont care for fireplaces at all and completely would find the bedroom fireplace a waste

Just use an iPhone app. :)

actually an iphone can heat you up nicely.  sadly my ears and hands are on fire when when i hold my wifes iphone too long :/
