If you look at comps, 2-car garage 2200sft homes in Woodbridge should be in the $680-$800k range... not $900k.

Trust me, I agree with you....I'm just thinking they probably look at comps like this house and think to themselves....$900k for 2,200sf?  Yup, all day long.

I'd pay $0 over comps....same goes with never buying a brand new car.  I just don't want to deal with the price depreciation once that new car/house smell goes away.  :P  Give me a house that needs cosmetic upgrading with a good floor plan and bones all day long so I can create a little sweat equity.

I use to like the look of those homes,  but boy does it look dated. 

I saw this home and was surprised at how high it closed. It needed some serious updating work. I thought 63 Emerald was in better condition (though slightly smaller floor plan) and bigger/nicer backyard--closed at $939K.

Absolutely not. I can tell from that picture that family is clearly Chinese.

No matter the ethnicity, to me it's obvious that the extended family is enjoying the highpoint view (as seen in the background) and the RF interference coming from the cell tower!  ;)
 
Chinese here.. I can confirm that they are Chinese..
Also visited LR and Stonegate Maricopa today, 90% of the folks touring were Chinese speaking Mandarin and seems to be either fobs or visiting. I wonder if there are tours from China that takes folks on property shopping sprees.. if not it would be a great business opportunity.

I remember seeing this picture and thinking, how unrealistic. How often do Chinese extended families sit outside together eating muffins and fruit?

When I hang out with the Chinese half of our family, lots of restaurant meals are involved, with noodles and dumplings for all, and nobody ever sits outside. (And at the end of the meal, everybody fights like cats and dogs for the check.)
 
It really depends.. I am a first generation chinese american, but I've been here since I was 7. My family and I enjoys eating out and all and my mom/sisters are big fans of afternoon tea. This picture isn't that uncommon among abcs but I would say 90% of the chinese I saw touring LR today were fobs. Which is honestly giving me second thoughts about moving to Irvine.. the whole point of moving to Irvine for my family is for the community.

Oh and we do still fight over the check, that is ancient sacred chinese tradition.

Yeah, but those visors are a Korean lady thing. Koreans don't care about Lambert Ranch. Only Chinese people do...hence the Chinese family having their fakety fake outside muffin meal in the promotional photo.

Hurray for ethnic stereotypes. I feel so enlightened at the moment.
