Need help with a decision in Pavillion Park/Great Park

And the stoop is arguably different than the grass area out front you don't own.

In an SFR, you 'own' the grass and can tell them to get loss, provided the CC&Rs don't have a community enjoyment or 'common use' easement.

Possession being 9/10ths of the law, if you yelled at the guy in front of the detached condo, I'd guess they'd think it was yours too.

I don't think you own that portion.  You only own your side courtyard or rear yard.

really? does that front landscaping already come with the home? who pays for the maintenance of that "Front yard" - i guess if its the HOA then i stand corrected and need to watch more judge judy (or perhaps less). i actually hate that show but my wife uses that line.

Unlike our Augusta Plans where we have to landscape the front portion, it's normally handled by the HOAs when the homes are built.  It's maintained by the HOA's as well.  In some of the Npk Square detached condos, I'm not too sure though.  But for the most part, for detached condos, the front portion is not yours. 
 
Is the front yard also landscaped by the builder or you have to get it landscaped and then HOA will maintain it?

Most of SFR in Pavilion Park have an area in front of their house which is landscaped by the builder and maintained by HOA, but there is also another area which is not landscaped by the builder. Owner has to get this area landscaped and mostly likely maintained.

Nice, TM called you already? I'm looking at Model 3 Springhouse as well. Surprised they jumped that quickly to $870k from the $842k they listed in their phase 4 pricing when I toured the models last month. Is it only because it's a corner lot or are there add-ons as well?

We can't move till Summer 2014, so I fear what the prices might jump to by then.

I finally got a call from 2 builders in Great Park.

Beachwood from Lennar, Plan 2 is at $905,000 and has a guest suite and SFR. 2479 sq foot,  in between a couple of homes.

Springhouse from TM, Plan 3 is at $870,000 and has a similar guest suite but it is a detached condo.  2483 sq foot corner lot.

I inquired about Whisler with William Lyon, Plan 2 is at $906,000 but no guest suite but has a loft.  2487 sq foot.

Here is my take:
Beachwood has a better guest suite, probably could rent out to my friend for a little more due to washer/dryer and full size refrigerator but I don't like Lennar too much.

Springhouse has a nice layout plus the builder is one of the better ones.  But it is a detached condo (vs SFR) and the guest suite is a tad bit smaller netting smaller rental income.

Questions, does SFR vs detached condo really make a difference?  Plus does having a corner lot really add to value?

Last question, should I just rent for now?

If you do it via email, you should PDF all your loan docs and be ready to send via email.  So much faster and correspondence should be very quick.

Once you PDF all your loan docs, if you are shopping for a new build home, you would be ready to submit the pre-qualification with any builder relatively fast.

It's all about follow up, follow up, follow up.  Can't wait for that new loan officer that was newly hired at that builder if you want the "house of your dreams."  :)

Is this Lennar?  And did you submit online?  Lennar's national online system is broken and doesn't always connect to the loan officer for the specific development.  I would call to find out.  That's what happened to my prequal.  I submitted online and had to do it the paper/pencil method about 1 week later after they "never got it".

For Saratoga we have submitted in jan 2013, the called us in about november time frame....so I was thinking the same for PP too, will talk to them today.
