Haven't seen anything yet.  If demand for retail remains weak they might not even build it.  The only thing that seems to do well is asian restaurants but TIC seems to avoid those to its own detriment.  Look at how well Diamond Jamboree and Orange Tree Square are doing.

Prosperity is only finite for those Asian shopping centers. Once the stinky tofu trash runoff becomes overwhelming and there is lack of rehab, tenants will jump ship and all that will remain is ancient ruins.

Is there anyone in the Mulberry community that can confirm if we have a gable vent? From my observation I don't believe we have a gable vent but it looks like there are venting panels placed along the roof at intervals. I'm not sure if an attic fan can utilize those vents or not.

I spoke to an electrician and they specifically mentioned that I need a gable vent. I have an appointment with them later in September to come by and check.

Was just wondering if anyone has a contact or been through the installation process.

I not sure if those roof vent can be used for attic vent either.

Those roof vent are there to prevent moisture trapped in the house.

I was told by the builder's customer service guy during the walk through  that there are vent panels on the roof for moisture control.  Due to the house been very nicely sealed and possibility of trapping moisture if the home owner failed to utilize the bathroom vent fan or never open the windows.  Mold might happen.

No, our construction don't have gable vents ... Mulberry, marigold, magnolia have tile vents. 
 
Looks like very few homeowners in Mulberry take care of their front yard. Do they realize it's their responsibility? There are huge weeds everywhere. Looks bad compared to Marigold and Magnolia.
 
Mulberry is currently selling phase 17 and only 3 more phase to go.  After phase 17, phase 18 will be the homes located on Pinetree, the same street as the model homes.

Residence One: $961,700

Residence Two: $1,026,700 - $1,041,700

Residence Three: $1,101,100 - $1,151,100
(That $1,151,100 home is located at end of street, next to Trabuco with a small patch of front yard/lawn)

These should be closer $1.5 million.  One of the last true single family homes available in a good location as new construction.  The others being Magnolia, Laurel, Hidden Canyon.

I definitely see this. One home had such a bad weed that over flowed onto the sidewalk that I just went over and chopped it out. :D

I saw my neighbor hanging wet clothes from their balcony. Another no no. Looks like HOA doesn't really enforce things yet.
