And you would be going from a 1800 SQFT to 2300 SQFT.  Still you would have to get rid of stuff.  How funny is that.  Had Sonoma plan 1 include at least a den, all other Sonoma resident may get a bump in value because of IHO premium.

Don't you just put all that stuff into your 1000sf finished basement?

Oh man... I wish we had basements in Irvine.

Whenever I watch HGTV and those people who have those huge basement/man-caves... I drool. That's why I need a 3-car garage... it's not a basement but it will suffice.

And I've come to realize I want an upstairs loft/bonus room. The kids always want to be where we are so if we go upstairs to watch TV, they want to go upstairs and usually watch something we don't watch... so a loft/bonus room will alleviate that. In SoCal, in place of finished basements, you get lofts/dens/3rd car garage/Cali Rooms... you just have to pay for them.
 
Basements are overrated IMO.  We had a house with a basement, complete with an extra bedroom, bath, huge play area, storage, and then a home theater room.  It was over 1500 sq feet. 

However, it's somewhat dreary down there- I need light!  Of course you can get a "walk-out" basement.  While we didn't have a walk-out basement, we did have full-size windows; however, that makes having the upstairs kitchen/family area need stairs to get from the patio to the grass area.  Having to walk down the patio stairs is a pain.  I would much rather have sliding doors that take me directly to the outside.

I'd much opt for the bonus room/loft upstairs.

Any more info on Carmel Part Deux? With Sonoma entering it's last phase... Carmel done... I want to see this next set of homes (and is that whole area between Sonoma and Keystone going to be Carmel 2.0?).

I talked to the Sonoma sales staff yesterday and they told me that it's going to be the Irvine Pacific homes.  If you look at Google maps, they are HUGE lots.  Much larger than even the Carmel II lots, so probably VERY expensive homes.  Of course, TIC can regrade the land to put more of smaller homes, but I am hoping that they build some SFR.

Sonoma will be selling the 3 Models and 3 buildout homes this week or next week.  There's also lot 60 for sale as of yesterday.  It's a plan 3 for  $897,500 in a corner lot right next to the park and is not zero lot line.

And that will be it for Sonoma.
 
Can someone post an image of the lots with which area is Carmel The Sequel and which area is "Homes Priced More Than They Should Be"?
 
WOW is right !  I'm sure it will sell out, but, even i'm asking myself, "I need to pay that for THAT??!?"
 
I think the premium for plan 1 including the upgrades and location would be no more than $100,000
I think they are overpriced by as much as $40,000, but not having to worry about updgrading is a huge benefit (as long as you like the upgrades in the plan)

Not sure what to make of the prices for plan 2 and 3.  The plan three model is the only non-zero lot line of the bunch

Plan 3 is also a corner house and faces park.  Nice feature if you want the view of the park.  Not nice if you don't like the extra noise.

Here are the numbers
Montecito - 73 homes (not counting 3 model homes to be sold at the end of MII)
Sonoma - 95 homes (including 3 model homes for sale now)
Carmel - 61 homes (not counting 3 model homes to be sold at the end of CII)

Montecito has sold all original 73 homes about a month or two ago.
Sonoma is selling the last homes including the models right now.
I called Carmel and they said they just took a deposit on the very last home.

I also got some information on Carmel II while I was on the phone.
They will be 3100-3700 sq ft.  All of the current room options (that add square footage) will be standard and there will be more room options to add more square footage.  New floor plan will be on the website on Monday 8/16.

I think we are talking well above $1M now...
 
So it seems that by those counts, Sonoma had almost and equal pace (if not faster) to MOne and Carmel had the slowest. One would think that with MTwo underway, the project to continue into that unbuild area should be Sonoma.

That is if there is another project other than Carmel II going in that larger lot area.

The problem is that the lots between the Sonoma and Carmel II are even larger than Carmel II.  So unless they regrade and resize the lots including changing out the street layout, they are not going to build Sonoma size homes there.

I agree.  As i prepare to move into my house (still 4 months away) I am realizing that with the lack of a basement a three care garage is almost essential.  I'm going to have to squeeze some storage/workspace out of the two car garage.
