more like $72k between the two plan 1's.  I always wonder how they price these things.  Let's say later both of these homes appear on MLS.  Would you think there would be this much difference?  I would say maybe a $10-15K difference. 

Yea I agree - unless there's something different with the location.  I haven't checked out Sonoma in forever so I don't know where the specific lots are but I can see maybe location + larger lot size making a bigger difference.... prob not $70k difference though during resale.

The lots 93 and 94 have the best location.  They are facing the park and are not zero lot line (if that matters to you).

I also agree that $70K will not be recovered during the resale.

it lookes like they are going to wall in Montecito II like they did with Montecito/carmel.  I don't live in Woodbury (yet) but that seems out of character with the rest of the community

I don't think so.  The walls are for the backyards, and to the right of the map, it's Regal and cross stree Keystone.  That's an another entrance to Woodbury off of Trabuco.  So there won't be any inlets into MII from that side.  The rest of the community is just off of Great Lawn and Twin Gables.

I don't think so.  The walls are for the backyards, and to the right of the map, it's Regal and cross stree Keystone.  That's an another entrance to Woodbury off of Trabuco.  So there won't be any inlets into MII from that side.  The rest of the community is just off of Great Lawn and Twin Gables.

They are not "walling" the Montecito II, but by the nature of the layout, it will look like it's walled off just like Montecito I.  The walls are side walls and rear wall of each Montecito property.  Normally those are not very visible from the street, except the side wall of a corner house.  But, the way Montecito is laid out, the walls and motorcourt openings are mostly what's visible from the street.
 
The Montecito will have a continuous wall on streets of Regal and Winding Way.  The Great Lawn will have continuous wall except the street opening for Donovan.  Twin Gables will be a little more open with entrance to 3 motorcourts, but the rest will be wall.

I think it will definitely have a "walled off" feeling.

 
Lot #43 looks the largest in the tract...too bad it backs to Regal. I like lot #47--looks like the longest driveway and slightly bigger than standard lot, interior location, and end of motorcourt. Lots # 24, 25, 30, 31, 36, 37 and 42 all look bigger than the others as well. I still wouldn't buy any of these. The overall walled off feel doesn't sound aesthetically appealing for the area.

Keep in mind that Lots 43 and 44 will get all the traffic noise and headlights from Keystone and Regal interchange.

I edited my original post--meant lot #47 has better interior lot with long driveway and decent size. And you are right about the traffic noise coming from Keystone into WB.
 
we just signed our purchase paperwork for sonoma - phase 11.  Boy, there are a lot of papers to sign.  With a new home, is there any reson to get a lawyer or is everything just straight forward.  The sales rep basically said the forms are non-negotiable.  Out move-in is scheduled for the first week in december.

Welcome to the neighborhood!!!  I don't see a reason for a lawyer.  They will not change any terms.  They will just sell the house to next person in line.

You are right about the amount of initials and signatures.  It is insane.  But, for us that was the easy part.  Trying to decide what options/upgrades to take has been a lot more work.  Too many choices...

Thanks.  We got a plan 1 on the park.  No kids so it works for us.

I lived in Manhattan off and on for 7 years.  Nicer weather year
