IPAC sucks but they will sell.  All of OH on the east side of Culver are IPac.  It not going to matter.

The non IPAC homes will be in the guard gated community.  Funny how they made the "nicer" neighborhood, no IPAC allowed.  Cuz they suck as builders.  Probably worse than KB Homes.

The only reason I know this is because when I purchased my home, I got two different toilets. One Kohler toilet that works well and the Sterling toilet that does not work well. I didn't understand why they would use a different toilet other than to save money and to justify it being for kids. The bowl is smaller and the flush power is weak. Buying a home makes you notice things most people wouldn't even look at. :P

Sterling toilets suck.  I have to flush it twice for the big job.  Waste of water.  Did they have an option for upgraded toilets?  IP is definitely cheap with these toilets especially for selling pricy homes.

Like Chairman, I'm very particular with my toilets, since in my old house I've lived with a really crappy (yes, pun intended) toilet that always needed courtesy flushes and sometimes required the use of the auger (yuck).  Then in my new place I said "NO MORE!" and did my research and upgraded to a Toto toilet, and now I recommend them to all my friends.  The lowest end model Drake is not that much more expensive than Kohlers, but I've NEVER had to courtesy flush or use any tools due to clogging, even on the biggest jobs.  Professional plumbers I've talked with also recommend Totos.  The Japanese sure know how to design them.  So, yeah, if the builder offers Totos as an upgrade, go for it, you'll be very glad you did.

Enjoy the toilet humor, because we can all relate.  One of my fav all time comedy bits is Richard Pryor/Eddie Murphy talking about all the different kinds of (poop). ;D

We checked out Laurel yesterday afternoon.  3 lots were marked sold.  There were only about 3 other families (all Asian) in the hour that we were there.  I was expecting more crowd considering they just had the grand opening.

Same experience here.  I was there on Sunday and it was not crowded at all and I actually can find parking in the visitor parking lot.  I'm surprised that not all the homes are already sold especially for the phase 1.

I wonder if sales at M&M have increased since the Laurel reveal.
 
Went to visiting Laurel on Saturday and got some cupcakes.

The floorplans were pretty good IMO...a lot of usable space and open floorplan.  Expensive at $900K+ but what home isn't these day.  I prefer Laurel over Mendocino.

If IP built these with 10 ft. ceilings it wouldn't have to go on the MLS.  People really like 10 ft or higher ceilings.  C'mon TIC/IP get with the program.  It doesn't cost that much more and you can probably charge a little more for it.  All the homes in OH better have 10 ft+ ceilings. 
 
if they are listing on the MLS, does that mean there is room for negotiation? or is it just a way for the builder to get more exposure? does ipac ever negotiate on their new construction?

saw the models over the weekend, layouts look decent. all of phase 2 is available (6 homes I believe), and even a leftover phase 1 home.
