Laurel at Cypress Village

I would say a decent turnout, not as crazy as say Lambert Ranch or Woodbury opening weekend.  They have golf carts to transport between Laurel and Jasmine, kinda weird since they are different products.  Laurel buyers would not consider Jasmine and vice versa.  Casey's cupcakes was really generous, people were getting multiple cakes and they weren't really regulating it.  The Lily Chai tea people seemed flustered, the guy was really struggling with the cup lids, felt sorry for him.  And they were running out of tea as well, only had the weird berry herbal tea which was too much going on for me.  The kid attraction was some Origami folding table, the guy there looked a bit creepy, my kid did not want to sit down with them.  Jasmine had the Hawaiian BBQ and some cookie thing, we were gonna trek over after Laurel but the kid needed a potty break and the line to the ONLY bathroom is worse than a Disneyland ride.  So we just went home.  Oh yeah,the models, nothing memorable except how small it felt.  The loft in plan 3 is a good usable size, but the secondary bedrooms are really cramped.  The small yards are such a turn off for me that nothing else is even worth looking.  First reaction when you see cinder block wall at every window?  Claustrophobic!

What time did you go?  I went around 12:30PM and the cupcakes were gone.  Then 15 minutes later a huge line formed when the cupcakes were replenished.  I walked through the last 2 model homes and then went to get a cupcake and they were gone again!  They were only filling up the ice tea cups half way.  Definitely tasted weird.  I would definitely not buy this tea from Lily Chai.

Over at Jasmine, the cookies and chicken teriyaki bowls were plentiful and no line.  Same time frame.

+1  I didn't venture over to Laurel but dropped by at Jasmine to sign a few people in and walked away with a cookie and some Hawaiian BBQ.  :D

We were there around the same time, yeah we got seconds on the cupcake, got some before the replenish and also after, some lady got ran over by the cupcake cart when they were getting more from the van, how can you not notice a 6 foot tall rolling shelving container coming your way?  I bet her car has all kinds of dings on it. 
 
I went to both Laurel and Jasmine at about 5p and it was pretty dead.  Not empty but I was able to find a space in the sales lot of Laurel.  All the food vendors had long since left at both locations. 

Inside to me, these all felt like attached condos.  Models are all decorated nicely but seems like this would be really tight living quarters for a family of 3 or 4.  Didn't even bother to go upstairs in any except Laurel Plan 3.  The loft was a nice size but that was about the only plus.

One funny thing was at Jasmine I heard an asian family talking outside and the mom says "no driveway"?  Then the younger son (mid 20s) says "Yes mom this is the driveway" (pointing to the 4ft long driveway).  She looked perplexed and said something like "I'm not sharing my driveway with these other homes at this price."  This wasn't FCB they spoke perfectly clear with no accent.

LOL.  That's the difference between FCB and non-FCB.  FCB like to share, non-FCB don't like to share.
 
Make sure you get a copy of the OC Dining Guide 2014, it's one of the bag stuffers they hand you as you walk up.  The BOGO coupons in the back are pretty good!

Just chek out Laurel and it really remind me of a improve version of Mendocino.

Plan 1's great room area feel really small, I guess opt for the conservatory is a must in order to  make this area feel bigger.  Plan 3 is my favor model.  The model home has the optional conservatory so the great room area feel really open and the 2nd floor bonus room has very decent size.  Non of the plans have en-suite bathroom for the secondary bedrooms, but all the models have bedroom and bathroom with shower in the first floor.

All the bedroom's size are decent and I don't think they are that small.  I think the size of Laurel's secondary bedroom are about the same with most of new IP's homes.

I'm really disappointment with no 10' ceiling.  10' ceiling is one of the strong point for Magnolia and Mulberry.  With the standard ceiling, Laurel feel kind of tight compare to Mulberry or Magnolia.

The back yard are small with only 10' set back.  And with the optional conservatory,  it will take away almost half of the already very small backyard.  Good thing is that a lot of Laurel's home are not back against another home and with yard of this size, it's probably an easy 10k  landscaping job.  I forgot to ask but Laurel's front yard landscaping might be included in the price tag.

The trellis is standard, but the conservatory option is $17k and California room option is $13k. 

The free standing tub option is $2500.  I just had to ask since it show up more and more in the model homes and looks like it's a trendy option that people like.

The standard baseboard is only 31/2".  It's not a big deal since most owner will tear them down and replace with a 5" or 6" baseboard when doing hardwood floor but other new homes offer 5" baseboard as standard.

+1. Saw these and agree. I think of these and some other IP homes (like Magnolia) as Accords and Camrys. Very functional, practical, does everything pretty decently, some nice features but not necessarily exciting. Some floorplan things not really how like, but those are personal pref or pickiness. The only real complaint I have is on lot sizes and side/rear setbacks (wish they were on 5k+ lots).

Ordinarily, makes sense peeps go for the Conservatory to be able to add ~150sqf to the interior sqf count for ~$17k. Feels like a bargain, but I think I would prefer the Cali Room more on some of the smaller lot IP homes.
 
To add to the other observations mentioned above were the toilets. All 3 model homes in Laurel offered the lower quality Sterling toilet. That toilet does not flush well and is more suited for a child. Was very surprised to see that. Looks like they continue to skimp in areas they think customers will not notice.

The only reason I know this is because when I purchased my home, I got two different toilets. One Kohler toilet that works well and the Sterling toilet that does not work well. I didn't understand why they would use a different toilet other than to save money and to justify it being for kids. The bowl is smaller and the flush power is weak. Buying a home makes you notice things most people wouldn't even look at. :P

Sterling toilets suck.  I have to flush it twice for the big job.  Waste of water.  Did they have an option for upgraded toilets?  IP is definitely cheap with these toilets especially for selling pricy homes.

I should apologize for my immaturity... but that was very funny.

Next time I'm going to tell my kids, I have to go do a big job.
