Yeah, we knew that the landfill North of Stonegate and Portola Springs was open...we were talking about the one down in Newport Coast.

I don't think so, but I remember my buyers did have to sign some disclosures concerning the landfill when they bought their home in Newport Coast.
 
Googled it.... Coyote Canyon... it's the same one that is near both Turtle Ridge and Newport Coast.

Why are those homes so expensive when they are built next to a landfill too?

Here comes $1m+ premium:
1. Bigger house, nicer upgrade, $300k+
2. 10000SF+ lot, $400k+
3. Ocean view with cool breeze, $250k
4. Uni High: $100k
5. Gated: $50k
 
I went to check the models out this weekend.  I got to say, the rooms do look very very small.  Location could be better, but for $600-700k, I don't know if there is anything in Irvine that gives you a driveway with 3k-4k sq ft lots.  I did notice nice archways, but not in the kitchen like they have in Las Colinas.  Fireplace feels very cheap but the great room and kitchens feel pretty open.
I bet everyone is waiting for 38 and 39.  Anyone want to guess what the premiums go for on these 5000+ sq ft lots?  The sales agents told me that a lot of folks are waiting for the bigger lots but prices will increase by at least $50k (guess) by then, plus whatever lot premiums.

i have a hard time believing the pricinng will increase 50K in later phases. part of the appeal of LV is the current pricing, if they increase it another 50K might as well go to stonegate.  with the exception of a few lots, they are all essentially the same so i have a hard time seeing how they can go for 50K more down the road, yeah you will be further away from the tollroad, but not worth 50K.

Yeah, I got really busy with finishing up with school, little one and work.  I should have more time after June.

White iPhone 4 is already out in UK or something like that.  White iPad 2, after waiting for a while, finally got it in the mail.  So are you buying yet?
 
Anyone got the options sheet handy?  Forgot to snag one from the models.  Recessed lighting standard in what rooms?  Ceramic tiles in kitchen, bath, dining?  Carpet elsewhere?  Crown moldings in which rooms standard?  Thanks

That jail is actually a lot closer to all of the planned great park developments than PS.  The landfill and fire hazard concerns are far more relevant. 
Foothill Ranch has very similar risk profiles as Portola Springs and Foothill Ranch prices seem to have found a bottom in the high $200s per SF.  I'll be willing to pay a little over $300 per SF for being closer and in Irvine.
 
so how are these selling, i just checked out their website and they still have 10 homes available of the 16 or so homes that have been released. they even show lot 63 as available, which i thought was being purchased by one of USCs buyers. Maybe they are not updating their website timely? I would have figured they would have sold more by now.

The website does not reflect the sales.  Maybe they don't update or maybe because the buyers haven't signed their contracts yet (my buyers signed a reservation for lot 63 and will be signing the contract in a few weeks when TM gets their DRE approval to accept contracts).  I think they have a total of 7-8 homes from Phases 1 and 3 under reservation (there are 2 back-up buyers for lot 63 from what the sales lady told me).  Their interactive board in the office is up-to-date.
 
I went to the LV office yesterday to get measurements of the lots we are interested in. I noticed that a lot of the Phase 1-3 lots are still not sold . Even though people like these homes, they are avoiding the ones next to the Toll Road like the plague.

They started to try to convince me that I should think about buying from these earlier phases and I politly declined.

One thing I did notice was that the homes that are currently built (Phase 1 and 3) are doing a nice job of blocking the view of the toll road. It actually muffles the noise pretty good too. This makes me reconsider my thoughts on wanting to buy next to Arrowhead. The lots that will be built in the middle phases will probably be pretty nice also.

Yeah, those lots right up against the toll road will be the hardest ones to sell.  Before my lot 63 buyer came down to drop off their signed contract, I went by their lot to gauge the noise and noticed that the 3 rows of houses between their lot and the toll road do block some of the noise.  As you keep moving towards Arrowhead you'll hear less and less of the tollroad because of both distance and all the homes in between.

Toll Road 133 is in higher ground, the earlier released homes cannot block view nor noise nor pollution from highway. Though personally I like PS better, those floor plans are not as good as those of 2010 NHC, Toll road 133 is much worse than the area passing WE. The only positive is the driveway and facing the street with 600K range, But MR is too high. I do not understand why people like LV better than those in SE, it makes nonsense to me.

The Price is WAY lower....close to $40-$60/sf lower for a comparable home and you aren't on a damn motorcourt.

The Price is WAY lower....close to $40-$60/sf lower for a comparable home and you aren't on a damn motorcourt.

Stonegate Elementary & Northwood High > Woodbury schools and as USC stated True SFH and cheaper.
