don't mean to hijack the thread but did you ask the penfed people how much it would cost to buy down the 3.5% rate?  i called and asked about minimums... 45% dti, 680 fico and 90% LTV (on refi's i'm assuming), but i didn't ask about buy down amounts.
I'll keep buying down as long as the cost to buy down each 1/8% on the rate costs 3/8pts or less.  I'd love to get down to a 2.50% interest rate.  :-*

Also, what was really cool about their interactive site plan thing in the sales office was you can zoom in on any lot and get the measurements for it. Not like the old days where they had to bust out the blueprints.
They have the blueprints too for the first 4 phases and will bust them out if you ask nicely.

lots 1-5 are completely flat, no slope at all.  im going to have USCTrojan sign me up this friday for the broker co-op.  i probably would not pull the trigger right now, id probably wait till summertime to see how things are unfolding.  She said it would be around a year by the time they get to those oversized lots (38-40) so maybe we get lucky by waiting. unlike most other buyers, we have no kids and no real reason to buy other than the wife wanting a house, so we can be a bit more patient.

Plan 2 has everything that I'm looking for, including the driveway and downstairs bedroom plus being under $700k (the 5/5 ARM loan with a super low rate makes it that much easier to handle that kind of loan on a single income).  I'm not all focused on buying one with a bigger lot as I don't have kids so that may work to my advantage.

I'm gonna ask them if I can get some kind of bonus for bringing all these buyers their way.  Free flooring upgrade would be nice.  haha

Later phases?  Sorry man, with the way people are buying like there is no tomorrow, it will be $1Million bucks by then...  oh wait, it's 2011 nevermind...

Wife and I also considered a plan3 but will pass. I think we loved the price more than the home/location. We will wait a little longer.
 
Hey Indie, what's your z-analysis of LV?  I think posting lookouts on the 133 and walling off Portola Pkwy would make it very defensible, until the water tower runs dry....
 
We have not pre-registered, but we did make sure we signed up with IR2 the first day we visited. Signing in with a broker and getting on their list are two different processes (the latter requires all the financial information they need to qualify you).

qwerty: You might have some issues with TayMo trying to sign up USC after the fact. While before they told me it was okay if our broker was not there during our first visit, when we went there they said he had to be there. That may not apply to you if the salespeople don't remember you and they might bend it a bit if they really need the sales.

Like iacrenter, and what I've been saying since LV was announced, the price interested us more than the home/location. The biggest sell for LV is that there are ZERO newer SFRs with these BR counts and a driveway at these prices.

The complaints on this board of them being small seems to have vanished now that the models are furnished and the perception of space has been masked.

Is it a deal breaker?  Probably not if you factor in everything else and especially if you're using that room as a guestroom/office.
I agree... I think they were trying to show it as an in-law suite for the FCBs but they could have foregone with the nightstands and just used a bed and dresser. I don't like the way they put that built-in in Plan 3's Great Room, it made the space smaller, if they just had the fireplace with a larger TV above, it would have felt more open.
Another design decision that blew my mind is the oven/microwave placement in the Plan 2.  I understand they're going to move it next to the fridge, but the fact that TM allowed it to be built out like that is just poor - especially when you build homes for a living.
I remember someone (maybe BK) saying you don't want to put the oven right next to the fridge because of the ambient heat, but they did it in Plans 1 and 3 so the oversight on Plan 2 was strange. I wish they did pantries in the kitchens, even if they are smaller ones.
With homes like these, no wonder TIC is just letting Irvine Pacific build in SG/SGE/Laguna Altura/WB for the time being.  A few more developments like these would totally cannibalize their current/future offerings.
Makes you wonder what type of homes/pricing we'll see in the Great Park. Of course, that will come with the whole "former marine base" stigma similar to what went on in Villages of Columbus.
 
Is anyone here concerned about the landfill nearby?  I measured it from Google Earth today.  It's about 1.5 miles from the landfill, whereas Stonegate is 2 miles.  The minimum safe distance between residences and a landfill is 2 miles, from what I've read on the web.  What are your thoughts on this?

A landfill sure hasn't effected the prices of Newport Coast homes that are within 1-2 miles of the landfill out there.  As a potential buyer, I'm not overly concerned about it.  If it was on top of it or right next to it, well that would be a different story.

do you really think half a mile makes a difference?
