your right, maricopa plan 2 at 750k would be enticing as well. i havent seen Maricopa but it looks like the plan 2 doesnt have the upstairs loft Cortona does.
 
That's the main change from Maricopa to Cortona, Plans 1 and 2 have additional upstairs space (which is what I complained about when Stonegate first opened because they weren't utilizing the 2nd floor space above the garage). I don't think Plan 3 got any changes.

So you get to pay $200k more for the gate, location and about 150 extra square feet.

The high prices + mediocre floor plans + tiny lots more than offset the good location and guard gated entrance.  It'll be very interesting to see what happens if sales remain slow.  I don't think they can throw enough incentives to get all those homes sold at those high prices...they'll have to bring down the prices and/or off more compeling floor plans. 

Will Mr. Young's optimistic plans for the 2011 collection come to bite him in the behind?

i dont see how sales wont remain slow at these prices, they are pretty outrageous. i doubt they will bring down the price. once they are all incentive'd out i think they will just stop building.  there are about 596 homes at Laguna, if they dropped the prices on all homes by 100K that would be 59.6 million of pure profit.  Even with a 100K price drop they are still overpiced. double the price drop and your almost at 120 million. TIC wont give up that dough, not without a long wait at first at least.

+1.  Cortona 2 downstairs, Cortona 3 upstairs.

The Cortona 2 kitchen / dining / great room looked great.  Those huge windows bring in a lot of light into the kitchen.  The dining room off the kitchen could have used another couple of feet in depth between the island and the double sliding doors.  I noticed they used a more narrow sized dining table than normal. 

I like that they added the "mini" loft / tech center upstairs, but wish they took 2 feet away from bedroom 3 to give the loft just a bit more space.


I don't know why they didn't just leave the kitchen island alone from Maricopa 3 to Cortona 3?  Everyone walking around the model commented that they didn't like the arc'd island and didn't seem to make sense given the angle of the kitchen to the rest of the house. 

drop Cortona 2 by 100K and we'd think serious about buying..
 
Anyone know how much iPAC has charged in the past for larger lots (lot premium)?  Just wondering if say a lot is typically sized at miniscule 4500sq feet and there's a lot that is 5800 sq feet how much extra of a premium would they add?

I'm assuming the 1,700 new apartment residents that will replace Wild Rivers will also go to Aderwood.  Teacher to student ratio is already high even without LA being fully built out..

I got it too.  What pisses me of, is the lack of recent generous TIC donations to IPSF.  If you're going to use IUSD to pimp your homes, you'd better be willing shell out the benjamins to support IUSD. 

Mr. Bren should donate at least $5-10 million out of his philanthropy fund to support the schools.

That's just the thing, I was talking about "recent". 

Those donations were in 2006, I also thought he had an $8M donation somewhere in there as well... but with the cuts in the past two years and projected future cuts, now is the time to put more money where their marketing is. 
 
We got an email blurb saying that Toscana is preparing for release of Phase 2.  Of course there is the usual stuff about hurry in to get your preferred lots. 

Is Phase 1 already sold?  We havent been back since the opening day, but I thought only 2 units had sold. 
 
We went through to just lookie-loo again this past monday.  Still only two homes sold, looks like one dropped out initially as one of the sold signs moved to another house.  Current phase one homes have mid-july move in dates.  That's got to hurt, 1 month away from move-in and they haven't sold 6 of the 8 released homes.  Nearly 2 months since the "pre-qualified previews" started and only 2 sales. 
 
Whomever priced those homes did not consider that for about 15 more minutes on the road, a buyer could be IN Laguna Beach, albeit with an older home, but at the same payment as L.A. The project still makes little sense to me at those prices.
