As a planning area gets to the end price and brand preservation are less important. LA is a brand new sinking Titanic and TIC is determined to save the ship at the expense of the  passengers.
 
I have been to LA this past weekend. I looked into Toscana and they seem to have moved well compared to their struggling start. They have sold 3 phases except one house and I believe phase I is already moved in. Can some one explain what is going on. Is the market better already, I have feeling the low interest rates have a role here. What do you guys think? the problem is if the rates go up you are stuck with the expensive home still for someone else to afford.

I agree. He thinks Irvine is different and a unicorn. Any guy who relates to a city like someone would relate to a sexy woman, must love living in said city.

I can totally see Irvinehomeowner crossing his arms, with pouty lips, and looking away while saying that.

I find it hilarious, but I'm weird. Don't mind me.

I see where you are coming from and I never thought of Irvine as a unicorn or a sexy woman.
There are a lot of good people that bought in Irvine and don?t let the city or house define them.

I'm a born skeptic. As a current irvine-home-owner (unlike irvinehomeowner who simply parades around as one), it's unfortunate to see that TIC's marketing schemes have really torched a lot of people into over spending.  I'm glad you've kept your heels on the ground instead of on rainbows, clouds, and unicorns.
 
Soon beside putting the wife to work the children will have to work too at a Donut/Chinese food joint to make the mortgage, HOA and MR. My wife is happily retired at her young age and she laughs at those slaving for the API bragging right by putting the entire family into a misery.

I agree with you but it?s not just confined to TIC and Irvine.
Consumers in general have not changed.
Even if they do not have the money, they continue to accumulate debt with no means to pay it down.
The US government is no different and keeps pushing the responsibility of paying off it?s debt into the future.

You bring up a lot of great points and I applaud you for the path you?ve chosen.
In our household, we both work and unfortunately don?t have that luxury.
That doesn't mean we're bad or worship some Dark Master.

I agree. All hyper consumerism has the same tell tale signs. Over spending, over priced, and no fundamental logic behind it. Whether it's LV purses, or Irvine stucco boxes, it doesn't change.

You should stick around and read some of the arguments about why Irvine is different though. I've gotten some gems "Irvine makes you closer to family", "Your children will have better memories." You can't make this stuff up.

The best one I've gotten (in my sig): "You are just a whining loser here hoping that Irvine house price can be 50% off so that you can afford a house here." - NonFCB... said to a guy who actually owns in Quail Hill.  :D

I don't think many on this board feel they are defined by their home or their city. It's only when people accuse them of such is where we get into issues.

I tend to think my opinions are fact-based... Irvine has higher prices for similar product than surrounding cities and all the factors of why that have been cited through the years have always been dismissed by the uber-bears. So... Irvine is different ... it's the whys that the uber-bears can't seem to come to terms with. I guess Indie's explanation is hyper-consumerism... but that still doesn't explain why in Irvine and not other non-beach cities?
