I am surprised that TIC is very stubborn for LA - they have already tried selling on University high, Coastal Canyon, home buying seminar, cooking demo at Toscona and the "prestigious" home design award, but nothing fundamental so far. 

On the other hand, they are pretty quick at adapting at Stonegate. Santa Clara is not moving at all so they are going to build only 50% of the original planned units. Similarly, San Marco's plan 2 got scrapped and was replaced with plan 3X that is more appealing to poor multi-generational Asian buyers. Furthermore, half of the original San Marco's lot will become San Mateo II at the end of year as San Mateo is selling through the roof now.
 
I just noticed this but on the TIC website, Cortona now starts at "mid $800ks", whereas Stonegate's Maricopa (the step sister), starts at "high $800ks".

Is Laguna Altura's smallest SFR now cheaper than Stonegate's? Or is that a typo... or TIC speak for $899k?

I think Maricopa's a typo. it should be starts at high $700ks.
TIC is updating the pricing information all the time and Maricopa has not sold well enough to have its price increased by 100k.

I have the Cortona phase 1 release pricing sheet from the grand opening. It clearly states for plan 1 its base price is $940k. TIC dropped the price soon after.

PS:
I have kept all the original materials from LA grand opening. The papers are nice and it is a good record to show how greedy TIC was/is.

That's what I thought... when exactly did Cortona 1 drop to mid $800k? And it doesn't show on the website ("Call about availability") but what is Cortona 2 priced at then and now?

I have the original parking pass from the special preview, gonna frame it and pass it down to my kid..

What a waste of a tree.
 
Developer will continue to test what the market can bear. Tactics include starvation and withholding water. Once hunger set in hallucination will also kick in and one will be willing to pay just about any asking price for a house.
 
You can be irrational like the FCBs with suitcaseful of money and even them are superstititious with FShui. Trash, Jail, burial, antennas, and a freeway over your roof tops aren't exactly auspicious.

All most all the Chinese people do believe in superstitutious with FShui like landfill leading to health issue, jail lock up with criminal, 241 traffic noise plus no one knows the future for resale value. 
Does anyone bring up to Robert why 800k for the Field and all suddenly 900k?
Does anyone bring up the questions to the salepeople?
Does anyone do more investgagations?
It does not matter how for landfill cause you could breathin the air.
Where and how far the burial site?

As much as I dislike Laguna Autism, Landfill Ranch is even worse. In LA only my unborn children double the chance of developing autism and my children may or may not develope lung problems, but at least adults should be OK. Living in LR I am killing my whole family, old or young, and pets too.
 
Portola Spring - Our friend bought a house there and they say that they can smell garbage from the landfill early morning and regret buying it there.
What part of community of Portola Spring?
If your friend smell the landfill early morning, could you lead to health problems down the road?
Does anyone have any concern on the landfill? >:(
 
Trash wasteland is typically at a lower elevation from homes so the storm water runoff will never drain uphill. In the case of Bowerman the elevation is much higher than PS and LR so the water will drain to the lower spots. I promise not to discard shrimp paste into the trash just to help out your friends living in PS.

He is happily moved in and enjoying his fresh ocean breeze and hopefully the rest of us could occasionally take a breath of it if the Special agent's prevailing wind ever blows in our direction.
 
Are they truly happy? Irvine is like growing up in a bubble I don't know if I can survive the germs outside of this clean environment except for the wasteland of course.

It doesn't sound like you have a problem with the location of LA just the pricing.
 
Do you guys know the landfill on the 60 east near Garfield?  It is closed now, but I remember driving by it back in the 90s and it was really bad.  The landfill is just a green hill now and doesn't smell at all.
