Of course they could care less, they think they are the market or even above it.  Sooner or later the market will teach them a lesson because no one is above the market not even the mighty TIC.

Rental demand has firmed up in Irvine and most parts of OC in the past 6-12 months so why not take advantage of the cheap labor and build more dense apartments.  I'd do the same exact thing.

But as you said, with the rental market firming up, they may not have to learn that lesson. As I've said before, they make so much money in other things outside of home building... they can weather the dips longer than most.

I know someone doesn't agree with me, but TIC can just stop building homes (like at Orchard Hill) and still be okay. It seems they've already delayed their timeline to put SFRs in Cypress Village and are concentrating on the apartments and attached/detached denser homes.

Considering Portola Springs is moving homes so slowly... what will Lambert Ranch do differently to sell more homes... or Heritage Fields?
 
I'm lead to believe by my conservative friends that Obama will be ousted in 2012 and then sunshine and glory will fall on the nation healing the economy and housing will then skyrocket.  In that case, TIC only need wait a year before sales pick up.

TIC needs to ramp up their advertising to foreigners. They need bi-lingual staff (English, Cantonese, Korean,Mandarin...etc, certainly not in Spanish).

That might work. Turning Irvine into Chinatown OC is not an angle I thought of seriously in any respect, but more and more, I think it could be a realistic way to boost sales and generate tax revenue.
 
Who will communicate to the landscape crew around the model complex?

Im guessing those places will take a taylor morrison las ventanas approach and give you more bang for your buck relative to to TIC products, those guys wont necessarily have the luxury of waiting out (although they may i dont know).  I think the new home company priced their stonetree manor somewhat reasonably and that was probably with TIC restrictions, lambert ranch is their own development so im hoping they price more aggressively to move some homes.

If what they did with Las Ventanas was an indicator (and maybe them having learned from their experience with Las Colinas), they'll price the homes appropriately.  From my experience, they aren't the stubborn home builder that TIC...errr Irvine Pacific is.
 
That's not sales people's job functionality. It is property management's or HOA's.

Don't you think what you do is counterproductive to your personal goals? You hype the city yet you want Irvine Co to lower prices and offer more?

It's like a fat kid starting a popular blog and hyping the club and then wondering why there's a line or why he can't get in. And sadly thereafter still being the club's #1 hypeman. You're your own worst enemy for wanting to buy a house in Irvine. Once folks like you stop hyping the city(cause it's not all that), maybe Irvine Co will offer more for the $.

Both the realtor princess and MovingOnUp are more than welcome on the forum and I hope they continue to post....ditto for you too, someone has to keep IHO in check.  ;)

Oooo... sore spot... I hate the NBA lockout. Players should play... that's what they're paid those big contracts to do. How many people ask their bosses to split revenue with them 52/48 in the employees' favor? Just work and stop complaining... I'll gladly sit on the pine for 6 to 7 figures.

BTW: I'm confused about the echo chamber remark from PatStar. There seems to be an even number of vocal people on both sides of buying or not buying in Irvine... so how was that "ensuring the continuation" of anything? She was pro buying in Irvine... I'm not even sure if this site can be considered pro-buying... maybe pro-playing basketball. :D

Ah... so not "echo chamber" but more like "status quo". I agree with you totally on this point... I would rather she stay too and I'm glad that MovingOnUp is sticking around. Like I said, I thought she was going to ride it through but I woke up this morning and "poof"... gone.

Do you think the other members here were trying to make her leave? Or were just trying to get her to be honest and/or prove her mettle? There's a difference.

Yes.

I wasn't. I hope she will come back, and I actually expect that she will. For all the talk about hazing, she really seemed like she could hold her own. I don't think she ran off with hurt feelings.
