Lafayettein Stonegate by Richmond??

Stonegate have four entrance/exit.  You can still use the other exits and avoid the Portola Pkwy exit if the trucks going up and down that area bothers you.  On the other hand, Orchard Hill only have two  extrance/exit (Culver and Orchard Hills).  Those  intersections would probably get busier especially when Orchard Hills is fully built and occupied (plus the traffic from Northwood High during school rush hour).
 
As of now the entrance on the Orchard Hills road is pretty dead "no pun intended". But we'll see as folks start moving in how bad of a bottle neck thats going to be.

Stonegate is almost built out and there are no bottle necks 99% of the time.  We take both the Portola and Jeffrey exits and both are pretty free flowing.  Stonegate is not as dense as Woodbury or Cypress Village.
 
FYI, Phase 11 was released last Saturday and sold out already through the priority list. Not sure what the pricing was though.
 
Couple thousand over the prior phase. There may be more phases than what's showing on the list (14?), the greyed out area right next to them (not the Palo Alto side) will most likely be the continuation
 
The "list" is still about 30-40 deep.  No shortage of rich folks.
I'm curious to see the effect of bp when it opens next month
 
Comparing Lafayette pricing to Strada is more apples-to-apples as they share very similar mello roos and HOA dues; but comparing the Greenwood or BP homes requires an adjustment for the higher mello roos and HOA dues.
 
Yes and no, strada and anything up that hill has some elevation premium, in terms of looking at $/sq ft.  Bp also isn't Irvine pac, but different builders including the builder of la fayette, but the high mr kills it

I was actually referring to the priority list of la fayette and even Palo Alto, once bp opens soon, will it mean people disappearing from the list or the other way around, if bp blows

Maybe fcb have so much money they just buy in multiple developments. If that is true, won't make too much of a difference on the priority list.

Phase 13 has 1 home left. Phase 14 was supposed to be the last phase (lots next to and under the parking lot), but I got confirmation from Cristina and Teresa in the sales office that they bought up the rest of the land that's adjacent to their current property. They expect to build another 60 homes or so.
 
I think Richmond team went on a fast-track when they realized interest list going up with each week. From what I gathered, the sales team was planning on a monthly releases planned thru the end of Dec. Instead they started releasing bi-weekly and are able to sell almost all homes prior to Beacon park release. For those who are concerned about the cemetery at BP and want to buy a home within IUSD, Lafayette has become a good option. 
 
That and the lower MR, and the giant wall to protect against the wildlings from the north, or in irvine's case, coyotes
 
Anyone on TI purchase at Lafayette? Would like to know which upgrades you went with through the builder. Does builder provides front yard landscaping and side gates?
