The debt was $620k and the minimum bid started at $285.3k. I guess the lenders don't want any more properties in 92694, because that is the kind of discount you would see for a Santa Ana or an Anaheim house. Ouch!

was that a 2000sf 3/3? or one of the 1250sf 2/2?

Copy and send your post to Zillow so they can update the view because they are still showing $400k. haha

Anyone happen to have an updated foreclosureradar map of Ladera? Specifically the North side of Crown Valley (older area).

After looking on redfin today, it's absolutely rediculous how much those home values jumped up and what some people are still asking. New in 2002, they'd go for $500k and people are still asking $890k+. Come on...

Thanks in advance

Can't anyone just go to foreclosure radar and look at the maps? You dont need an account, or am I missing something? Does the search page in foreclosure radar only show you a limited number of results if you dont have an account?

There's a free trial period, but I already exhausted it. Thanks IR2.

Wow, that is a radical solution.

Turning off gate transponders for association dues scofflaws was proposed in Northpark too. Not sure if this was formalized by the association though...

Funny that I get news about my [del]city [/del]unincorporated area from the IHB! I read the OCR website yesterday but I guess I didn't see the story. Thanks!

You forgot the best part:

The association also has made it easier for dues-paying residents to use facilities.

Residents now can get up to six membership cards per household for those ages 18 or older.

Previously, only those named on the title for homes were issued cards. The policy change is meant to accommodate ?the trend of older children not leaving the household or other family members moving back into the household,? according to the release.

So if you are behind on your dues, the thing to do is rent out rooms to half a dozen unrelated people.

How do you get in through the gate if your transponder doesn't work? Need to talk to the guard?

"Hi Mr. Gate Guard, yeah, I'd like to get to my house, but since I'm not paying my dues (which indirectly probably pays your salary) they deactivated my transponder, so can you let me in?"

I got an e-mail from a friend of a friend just a few weeks ago regarding a LR family in need of "renting out a room in their house to make ends meet"

It was a downstairs bedroom with it's own entrance and bathroom (wonder how that set up came about) They would provide a mini fridge and a microwave in the room. Apparently the tenant would have very limited use of the family kitchen but no access to the rest of the house. Wow, sounds cozy, eh?

I don't think they will have a difficult time finding a tenant either.

This is great...

5 Jeremiah just got listed for $869k

http://www.redfin.com/CA/Ladera-Ranch/5-Jeremiah-Ln-92694/home/5961847

Too bad for the neighbors at 4 Jeremiah. Yes, it's an extra 400 sq/ft and has landscaping, but wow.... good luck with that comp.

http://www.redfin.com/CA/Mission-Viejo/4-Jeremiah-Ln-92694/home/5961839

Another REO. Guesses on where this one will sell at? I'm not too familiar with the Sherborne tract in Covenant Hills but the $870k price is a huge drop from what they were initially selling at.

HOA dues of $400 a month? Wowza.

I am in no way a professional. However, I'll venture a guess that these end up selling in the $820k-$840k range, but that probably won't be for about 5 months. That would put them at about $200 a sq/ft.

Anyone else? Cause that guess is completely pulled out of my a$$.

[quote author="zovall" date=1248909949]$870k price is a huge drop from what they were initially selling at
Almost 50%, and 5 Jeremiah has a bigger (though barren) lot than 4 Jeremiah.

Apr 17, 2009 was when it went bank to the lender, but what was the Nov 18, 2008 transaction ? I cannot imagine any person paid 1.6 for this just 8 months ago ? Did it got go back to the builder and then back to a lender ?
