Ladera Ranch Discussion Thread

Oh, I don't have an 'eye' on any ladera property right now. I just like the idea of newer SFR going for less then 400k, and large ones at less then 500k.



I suppose if I had to pick a 'target proeprty' I'd go with this one but its still a WTFOMGLOL price. <A href="http://www.redfin.com/CA/Ladera-Ranch/8-San-Jose-St-92694/home/5934604">8 San Jose St</a>
 
haha nice. It reminds me of that hotel at disneyland. The grand California one or whatever its called. The lobby in it looks kinda like the interior of that house.

That room is what those in the know call, "a man cave".
 
Man cavern need epoxy floors, need tool boxes, tools, lift, jacks, jackstands, air compressor, pool table, poker table, multiple flat screens, two refrigerators (one for booze, and one for snacks), and a microwave. Everything else is just a man cave otherwise.
 
I could lay out a ton of mats for martial arts. How great would that be. I'd just have to be careful not to chuck someone into the ferrari (or 3 series).
 
Ladera Ranch resident here to throw in my 2 cents. Firstly, my girlfriend and I bought a small townhouse new back in '04. We avoided all the subprime/option ARM BS and put 20% down on a 30-year fixed, $340,000 after closing. 4 doors down, the same floorplan has been listed at $305k for about a month now, whoops. We always planned on keeping this place as a rental property, so we're not as concerned as most of our neighbors...



Anyway, here's some positives and negatives on LR. BTW, I lived in Irvine for probably 6 years while going to school, so if anyone has specific comparisons or questions, please feel free to ask.



Positives - I work in Trabuco Canyon, so commute is good for me (no freeway!) Girlfriend works in Irvine and takes the train; she doesn't mind it. We don't have kids, but we have dogs and the private dog park is a plus. There are also lots of paths for walking the dogs, jogging, and biking. There are enough green belts and small parks that finding an empty one is very easy. We can walk 5 minutes and be at a pool, a playground, a waterpark, or the skatepark. We can drive 5 minutes and be at Albertson's, CVS, dry cleaners, Chicks sporting goods, a very cheap Arco, and AAA with DMV services. There is great food nearby in Diho Siam, Taco Mesa, Pacific Whey, Beachfire, Jalapeno's and several drive-thru places. Crown Valley is much improved and will be better once the construction is completed.



Negatives - New money attitude. Lots of upturned noses and just plain rude behavior. Until recently, every other jerk on the road drove an H2 with a cell phone in one hand and an iced mochaccino in the other. Those have quickly been replaced with Priuses and minivans, haha. While the community feels very small and quaint, I've had numerous issues with various neighbors. I had one guy try to fight me after I honked at him for driving on the wrong side of the road. Parking has been slowly thinned with more red curbs and now street sweeping tickets. The turnover rate for renters is very high in my little area, so I really don't know any of my neighbors that well. Hot in the summer, cold in the winter, it rains when the weatherman even mentions rain...but I personally like variety in the weather and see this as a plus. Many don't. Santa Anas are no better or worse than Irvine, imo. We do feel cool winds out of the southwest that funnel up the canyon.



In conclusion, this neighborhood is better kept and offers more services than anywhere else I've lived. When the time comes to upgrade to a single-family home, I plan to stay here. If you are an active, outdoors-type, you will really enjoy what is very close to you. It feels isolated while still giving you (fairly) quick access to the 241, the 5, the 73, and Ortega Highway. Don't expect a big yard without paying for it. Expect to be cut off or passed at 70mph+ while driving home on O'Neill. Don't pay any mind to the arrogant attitudes or the judgemental looks you are bound to get from time to time. Watch out for the bunnies. Never have to deal with Irvine PD again!
 
Wow, great post, thanks for the info. I'm a single guy who likes to go out, so it sounds like I might be a bit out of place in ladera...but the neighborhood and prices are very attractive.



I'm suprised that there is an attitude problem... Ladera is not Newport Beach or Irvine. I would think most of the people would realize they arn't in one of the "tier 1" money cities of OC....
 
It seems that much of the marketing for Coto, Ladera, Talega, etc. was based on passing them off as the "new tier 1." I personally couldn't care less, but I guess some people really bought into it.

What does tier 1 or the new tier 1 mean in reference to residence location?
 
Well ..let me give my first impression of Coto De Caza and Ladera Ranch.



I currently live in Ventura county, but I am moving to OC area within the next 2-3 months when I find a good home.

So I have just been driving down to both comminities the last 3 months to decide which is better for me and my daughter.



Coto, the homes are generally speaking are a little older, than the ones in Ladera, which are newer.



Home lots in Coto are much larger then Ladera?s.

Comparable sizes home, Coto is more expensive, Ladera is more value priced.



In terms, of ?kid friendly?, no doubt that Ladera is more kid friendly than Coto.

Definately more ?Families with kids? in Ladera, than Coto.

But Coto has well behaved kids as well.



Obviously, Ladera, from a Landscaping standpoint, is very nice since all the landscape is new.

But Coto is very well maintained also. (Thus has a good track record of good maintenance by the HOA).



All Roads in Ladera are top notch.

Coto, some roads are well maintained, others need to be re-paved (or re-surfaced)



For me, I liked both communities equally.



I?ll keep everyone posted on where I decided to move when I find the house of my dreams.

Actually, I looked at this home last weekend.

The listing agent is the owners daughter.



It's a nice property, but too many levels with respect to the landscaping. (not much flat land..everything is a setp up or step down)

Also, the home is a bit older in design from the interior. (Read, it needs updating)

Since the back yard has many levels, it's not the best for my 5 year old to play in.

Pool is to die for!!!!!!..it has a Pirate ship in the back yard which connects to the pool.



Just FYI ..this is the home Kobie was looking to buy, but decided not to purchase since there is a "public access walkway" near the top of the mountain which allows people to look down into the property.

My sources tell me Kobe just did not want to live so close to Temu. He thought it would be slumming.
 
I'm still trying to wrap my head around why a two person household (ok, three to five, if you count live in staff) would need so much house. There are some very private and nice places in Newport, Newport Coast, etc. that are closer to civilization (nothing personal to the Coto folks).
