Huh? The cars are parked in a semi-public space that just about anyone can access. If this is a privacy violation, seems a bit paranoid.

There is no expectation of privacy with the front exterior of your home or cars parked on your driveway. If you want privacy, here is a novel idea: park the cars IN the garage.

 
I remember seeing a La Vita plan 4 with 4 cars parked on the long driveway.  It was like:

- New Mercedes S Class AMG
- New BMW 7 Series
- Aston Martin
- New Range Rover Sport

Must have been over a half million dollars parked on that driveway.

They just might have to downgrade the Mercedes S to an E, 7 series to a 5 series, Aston to a Maserati, and maybe just get rid of the range rover, I feel so sad now. Is there a donation fund?
 
Here is the Last Phase Price Sheet for La Vita.

Phase 1 Plan 4 and Plan 2 buyer made a killing.  Good job!

So where do your guests park?

For that price, I want a proper driveway and sidewalk in front of my home.

I think a 12k sft lot can spare a few thousand to make that happen.

Each home has their own driveway that's able to fit at least 2 cars. The plan 4s being released have extra-long driveways that can fit four cars.

Each home has their own driveway that's able to fit at least 2 cars. The plan 4s being released have extra-long driveways that can fit four cars.

In our latest Groves community newsletter this month there is an entire paragraph about parking where it stresses not parking in "shared driveways" which is discourteous to neighbors and violates the CC&Rs.  The only community in the Groves with shared driveways is La Vita so it's likely guests parking in the shared driveways and blocking adjacent neighbors from getting into their garages. 

I would imagine if you threw a large party at your home you'd need to hire a valet service. Otherwise it would be a nightmare in the piazza.

Oh geez. This again? You shoulda just bought in phase 1, sold and taken the profits to upgrade yourself to a 4 car wide with a 4 car wide driveway. Can throw all the parties you want without valet!

More than a million difference within a shared motorcourt.  Wonder how the neighbor dynamics will play out.  Will the Plan 4 people think Plan 1/3 neighbors in their motor court are Riff Raffs?

Plan 2 and Plan 4 all have very nice City View similar to ones you at the model.  Plan 1 and 3 have no views and right next to thebusy street with Messina next to it.  Everyone will park next to Plan 1 and 3 with significant road noise.  Also, the mail boxes are right next to Plan 1 and 3. You are paying for the "View" and the privacy for Plans 2 and 4.  But, $700/sqft for a base price for Plan 4 is getting WTF.  But, I guess there is still significant demand.  Phase 1 buyer for plan 4 at $1.79 million got a really good appreciation.  Plan 1 and Plan 3 did not go up much obviously for the preceding reasons.

Did the Phase I Plan 4s have city views?  If they had yeah then they made out like bandits. If it didn't then subtract a million for the view and hey they didn't make any money >:D

Yes they have City View as the Phase 1 is right next to the model homes and has the elevation with no obstructions.
