As I recall 'The Arbor' is targeted for 30%-60% of the median area income. So that's still ~28K to ~56K / family. Yeah low for Irvine standards but we're not exactly talking skid row level poverty rift-rafts.
Woodbury is pretty nice and that location is next to one of the pool/playground/bbq areas.
If you really want to be all surrounded by high-brow neighbors then head to Newport, HB, Beverly, or Manhattan. Having a diverse community is not an entirely a bad thing.
