La Cresta at Woodbury

It's all relative, you're making 'The Arbor' sound like SE LA or something like that.

As I  recall 'The Arbor' is targeted for 30%-60% of the median area income. So that's still ~28K to ~56K / family. Yeah low for Irvine standards but we're not exactly talking skid row level poverty rift-rafts.

Woodbury is pretty nice and that location is next to one of the pool/playground/bbq areas.

If you really want to be all surrounded by high-brow neighbors then head to Newport, HB, Beverly, or Manhattan. Having a diverse community is not an entirely a bad thing.

PenguinOrange I agree. But test is just bitter, and his mentality reflects that, which is pretty obvious from his posts on this forum. You know what they say: "Talk sense to a fool and he calls you foolish.".

Phase 1 Pricing
Plan 1: $1,358,000 - $1,399,830
Plan 2: $1,424,500 - $1,437,200
Plan 3: $1,513,800 - $1,524,300

These homes are nice, but they share the same road with The Arbor.  That means you might run into quattroporte.

Gotcha, the Arbor is low income. I had to look that up.http://lihtc.findthedata.org/m/l/31677/The-Arbor-at-Woodbury

So maybe, people buying at la cresta should get the alarm pre wire upgrade. There is 89 to 90 low income units at the Arbor.

Plan 3 offers up to 6 bedrooms but only 2 car garage.  Homes with this many bedrooms should have a motor court that parks several cars.  You'll end up with a bunch of cars parked out on the street like the ghetto, not something La Cresta's neighbors will appreciate.  Maybe it will fit in after all.

Test used his drone. He uses them to spy on the people living in the low income housing. That is why he/she knows the location of all of them.

It's a low income drone, subsidized by the NSA.

If it's a low income drone, they should have given it to you for free.

Just because you are low income does not mean you are entitled to free things.  Maybe you should occupy TIC until they give you a free house.

test, why are you being so mean to quattroporte? if he is even considering Irvine, it means he can easily afford outskirt places like Foothill Ranch or even Johns Creek. Are you saying all Foothill Ranch and Johns Creek residents are low income?

this is a stupid question. and why even throw in johns creek, its on the other side of the country.

Low income is all relative. Low income in Irvine => high rollers in Johns Creek because the median SFRs over there are just $200k, or live like a King in Africa.

True....I can be a FCB in Vegas and Johns Creek but not in Irvine.  :'(

True that. Why do people bring up Johns Creek? It's really hot and humid at Johns creek throughout the year. (Hot-lanta aka Atlanta)

We visited these on Sunday-  I thought they were the best floorplans we had seen in awhile.  The lots range from 5000-7000 sq ft.  The plan 1 was on a 6100 sq ft lot and the backyard was really spacious (relatively speaking LOL).

I went to these today, and I didn't feel too impressed with them.  I liked a couple features like the private quarters for the nanny, but in the end they seemed to be priced a bit high.  This place makes the Grove at Lambert Ranch feel like a much better deal.
