According to their website, here are phase 3 prices:

Plan 1:  $1,422,000 - $1,485,000
Plan 2:  $1,470,000 - $1,490,000
Plan 3:  $1,437,000 - $1,565,000

Oh and, the website shows all 6 homes as being "reserved"

When LR started selling the Grove last year I thought it was ~$1.3M for their smallest plan (4000sqft) and no MR. LaCresta is selling for ~$1.5M + MR for their largest plan (4000sqft).

That was their "official line"... but if they just figured approx. $4k in MR (this is the LaCresta number) x 30yrs = $120K and just upped the minimum prices in LR by that amount from what they would have been if they listed the MR separately, folks are still paying it albeit in another form.

For example, this is the equivalent of paying a separate baggage fee from your airline or having them add it into the ticket price.

I just saw La Cresta.  They told me MR = $7k a year.  HOA is not bad at $110/month.  They are very nice homes.  Plan 2 was our favorite.  Makes IPAC homes look like crap.  But at $1.5M + $700 a month for HOA & MR, I think we will pass.  But they are selling well.  There are always people that don't mind paying for this.  We'd rather put the $700 a month to other areas.
 
Last phase.  That was quick.  Good location sells.

Does anyone know if  LA Cresta is selling again.  I see them on villages of irvine website as now selling. I thought they have sols out.
