La Cresta is $7000.

Arcadia not on the brochure; but I think all Stonegate homes have about $3500 annualy

Just got back from visiting all 5 communities.

La Cresta has the best brochure. Arcadia had the best food. La Cresta had the best floorplans and decor. In PS, Quinterra was the nicest. I still don't understand how they could have sold so many homes pre-model, although some serious buyers may have gotten a dusty-shoe walk thru. Seems like Colibri phase 1 is all sold out. I didn't see the sold status of the other communities because I tried to avoid the salespeople.

Quinterra and La Cresta don't have the trap-door sales offices where you must walk thru the sales office in order to see the models. Ryland Homes/Colibri had the most aggressive salespeople who wanted you to sign in. I grabbed a brochure and ignored her telling me to sign in.
 
Really enjoyed the brookfield homes - esp the plan 2 and plan 3. Liked the windows and the way the house laid out.  They do nice kitchens and great decor overall.
 
Anyone else notice the "piano rooms" in all the models? Guess you need to practice somewhere :). Also noticed in the high-end models more Wolf ranges than Viking. Wolf is just more popular now?

Anyone have the $/sqft breakdown of each place? Curious to see how much prices have shot up with this latest batch to hit Irvine.

Brookfield also had $100 Bloomingdales raffle which was nice.
 
I liked La Cresta Plan 2 w/ nice open foyer area.
But the lot size is disappointing.
You spend over a million for new home and that's all backyard space you get?
Only in Irvine
 
How big is the average La Cresta lot?  At least 6000 sq ft right?  For 1.5 million I would assume so...

La Cresta also had the best homes, hands down.  Only negative is the location within Woodbury, which is right next to The Arbor.  Bitter low income renters like quattroporte will drive by every day giving you the evil eye.

I think the heat knocked him out.  Fell asleep in the bjorn while daddy braved the massive crowd while dodging the sales peeps.  Really enjoyed La Cresta a whole lot and heard a few Chinese folks talking about how cheap the prices were in Mandarin and then overheard a few other Chinese folks saying how expensive the homes were in Cantonese.

For Indians, it's called the Spice Kitchen, these builders would be smarter to just call it the California Kitchen so they don't exclude any possible buyers.

Went to La Cresta and Arcadia.  Never found the ones in Portola Springs.

La Cresta:  Very impressed by the house especially the use of the covered patio as an extension of the kitchen.  Also, very good design in the bedrooms.  Didn't like the configuration of the upstairs loft area, especially plan 2 and 3.  You have to go a ways from the stairs to the loft area.  Also, the prices were pretty insane. $1.4 to $1.6 million?  Personally, I felt that it was overkill.  If you have a $1.6 million to burn, go for it. 

Arcadia: Very nice overall but felt very average after going to La Cresta.  Definitely a better buy than Mendocino.

Tried to go to the openings in PS but could not find them.  Whoever was in charge of promotion/directions for those two openings should be fired.  No real signs to show you where to go and the website was useless.

They were probably written in a foreign language. :)
