Like IHO said in other threads. They are racing the clock. They have until the end of 2012 before Heritage Fields starts competing for Irvine home shoppers.
 
any one got their InO burgers yesterday? it was so hot yesterday....Portola Springs should be renamed to Portola Desert in summer. who would buy in PS is beyond me.

I did. Hamburger, protien style, animal style, triple meat. Delicious.

Yeah it was pretty hot there.

And Woodbury wasn't hot?  haha  I love how Portola Springs gets so much hate even though it's about 1 mile from beloved Woodbury.

How sad, I didnt know they were handing out free food yesterday and I was even in the general area.  :(  I'll be around there shortly so I'll see if they are giving out free lunches today.
 
Here is the scanned image of their price list today. I liked plan Cx: good amount sqft, downstairs bed & bath, and upstairs loft. They had some foot traffic today--half Asian and half White shoppers.

The floorplans were nice but the units are soooo close together.  You feel like you are in a cave (esp. model cx).  The $400 hoa is a deal breaker.

Portola is at the base of a hill, that's not where you want to live for a variety of reasons, but physics dictate it will always be hotter and colder than Woodbury.

I'm not an attached home fan but at least since the 2010 Collection forward, more of the floorplans are offering what I like--one bed and bath downstairs, optional 2nd floor loft, great room etc.... Problems are postage stamp lots and high MR/hoa--welcome to new home life in Irvine 2011.  :)
 
I liked model B more than Cx.  Decent overall, but I would absolutely have to be in love with these to accept how close these are to the freeway.  I went late in the afternoon and you can hear every car passing by on the 133. 

I didn't think I'd like these at all when I saw the floorplans on the VoI website, mainly because the kitchen lacked an island, but they ended up being not so bad. 
 
Went to their open house yesterday. It seemed like a lot of activity (asians mostly). The layouts are cozy, and $569,999 for 1932 sqft in Irvine for brand new would've been a great deal 3 years ago. But with the Mello roos and HOA, this is just an over priced condo.
 
Agreed the mello roos is slighly higher in PS but 2350 sq ft for 600K puts it at 255/sq ft. All portola
homes definitely are priced very competitively compared to woodbury homes and resale market.

I haven't seen the models. Maybe there is a reason why they are priced this way!!

For a KB product I was impressed except for the typical KB diagonal counters and walls found in some units. 

The smog eating roofs are interesting.  I'm curious of the use of these in other future developments as I don't think buyers, especially foreigners, have an appetite for it or care. 
 
The thing I love about PS pricing, it's really putting a thorn into the resale market. There are people in Northpark who still think they can sell their 1400 sqft condo for $550,000. These developments will put that to rest shortly.  :D
 
I'm not sure why TIC is pricing portola homes lower than 2010 collection homes. When we bought last year the downside of irvine homes i thought
would be 250/ sq ft (+/- few) depending on attached or detached etc. Last year the 2010 collection was price around 300 / sq ft. The new portola homes
are around 270 +/- range.  Maybe a slow correction is continuously happening in Irvine and we are failing to see it due to volume of new sales
that TIC is generating.
