<p>In November, banks foreclosed on 364 homes in Orange County, down 31 percent from October and the lowest monthly total since June, reports DataQuick. However, foreclosures were up 257% last month vs. a year earlier.</p>

<p>And notices of default, the first stage of foreclosure, totaled 933 in November, down 36% from October and the lowest since April. November’s total was up 40% from a year ago. Lenders usually file an NOD when a borrower has missed three or more monthly payments.</p>

<p>DataQuick’s November report shows that local home pricing had a modest rebound last month. The countywide median selling price ticked up 1.6% in a month from October to $582,750, its highest level since August’s credit crunch. (Since 1988, prices have risen 1.5% from October to November.)</p>

That's because, if the early spring selling season gets off to a strong start, incentives and discounts may soon be a thing of the past.





"There are signs that consumers are growing a bit more confident and that there is some pent-up demand for new homes," said Jack Sorenson, president of U.S. Shelter, based in Hoffman Estates</p>
