Opened in '64, it was literally the place to be for 150 miles around. By the late 1970's, the big indoor malls on the North end of town and the draw of climate control in Fresno (brutally hot in the summer, cold and damp in the winter) was irrestable to all the anchor merchants, who left. By the mid 1980's, it was all homeless people with a ton of empty storefronts.



They have tried and tried and tried again to revitalize downtown Fresno. It seems untill you get landlocked you don't get any meaningful redevelopment. And those malls on the North end of town? Ghost towns. Replaced by new malls 10 miles up the street on what is now the North end of town. Ohwell.</blockquote>


It is all vacant and only Goodwill thrift shop as the anchor tenant. It is desolate there. I agree with you the Northern strip of Fresno is great. The newer section called Riverpark was just added several months ago. It is the best REI interior and a ourdoor farmers market along the plaza. I would not recommend the PF Chang there because I waited 2 hr. for my food.

In the course of like 12 months all the anchors left - replaced by homeless people. Back then we called them bums. I remember seeing homeless there for the first time outside of SF on one of our last trips there.



Retailers headed north to Manchester Center on Shields and the brand new Fashion Fair on Shaw. By the early 1990s, Manchester Center was seeing the same decay caused by the exidous of the anchors - this time to Sierra Vista in Clovis and an expansion of Fashion Fair.



River Park opened in the late 1990's. Frankly, it's across in the the nicest neighborhoods in Fresno proper (the homes around Woodward Park are lovely). They've continued to expand it, apparently. Fashion Fair is apparently now the newest Fresno "Scab Mall", once again suffering from that Northern track of Urban Sprawl.



On a positive note, Fresno has now ran up against the San Joaquin river and can no longer develop North.



The nicest neighborhood in Fresno isn't actually in Fresno. Fig Garden is a county island surrounded by the city. If you've ever been there you'll understand why I make a big deal out of having the Sherrif as law enforcement as opposed to the city cops (no offense intended Trooper). And why I desire a North Tustin address.

I have some business interests up there, and hopefully in the future I can take care of them remotely and not have to move back. But if I did, a home in Fig Garden and a membership at the Fig Garden raquet club would probablly take the edge off. Nah. I'll probablly move back on the farm. I can dream though.
 
The homeowners in the pictures are mostly white. Interesting, that. I would suggest that you read <a href="http://www.amazon.com/Bourgeois-Nightmares-1870-1930-Robert-Fogelson/dp/0300124171/">"Bourgeois Nightmares"</a> (another book I will let you borrow). I suspect that when these homes were built, they contained restrictive covenants (possibly on race, but I would certainly bet on cost of home, and architectural approval, etc.), otherwise known as CC&Rs;.



BK - I forgot, did you say that Floral Park initially had restrictive covenants / CC&Rs;?



<u><strong>Edit: </strong></u> No_Vas, don't count on the same County protection in North Tustin that Old Fig has. North Tustin does not have this (from the Old Fig website):

2 Years ago I was helping Lyon in positioning some homes in Fig Garden and it went no where since the crash.

Yes, I know that store. Crown City also has a sister company Crown Hardware that specializes in vintage hardwares. I go there a lot. The pawn shop today is called Ebay. When Traci Lord was underage in the Porn business Le Sex sold a lot of magazines featuring her. Those magazines are commanding several thousand dollars. Someone recently sold a dozen for $50k. Not a bad investment for porn.

Le Sex in Pasadena sold porn before she was caught performing being under age. The porn industry in the 80's was not aware of her under age status. She had a false ID. The magazines and porn flicks were legal at that time. Since this busts most Traci Lord porn and publications were destroyed (I think they are really in the cop?s garage). The remaining copies not confiscated are rare. Most porn depreciates quickly with age like a used car. Check on EBay and at any given time there are over several hundred listings for Traci Lord.



In the creative design business. Leaders reminiscent their growing up years are sitting in the helm of our fashion, design and music industries. They are the executive in their early 40's. They are reintroducing their own by-gone era (80's). Shoulder pads and jackets are all coming back and so is the music that we listen to on the radio. Debra Harry is hot again. The last 6 years was the revival of the 70's and prior to that was the 60's. We will be seeing more of the 80?s for the next few years.



Traci Lord was the porn icon of the 80's where for the first time that porn was mass produced on Beta and VHS technology and targeted the general population instead of just the perv in raincoat at the local Pussycat theaters.

Wherehouse, Music plus, and many mom and pop video rental stores could easily out number Starbucks today had a back corner dedicated for the adult videos.



Those of you were born during the 80's you may have to thank her for your existence. Executives today may be only 16 or 17 back then when she was busted in 1984 they never got to actually see her porn. 70's and 80's porn are re-mastered in DVD's for this growing demand. This is the primary reason for such a high value for her "illegal" porn.

You?re absolutely right about the indoor mall dying due to the emergence of shops, boutiques, and restaurants that now line Old Town.

I really like the open feel of Paseo Colorado.

They have some real nice shops there to like Sephora and Coach among others.

Parking is still a nightmare though.

Love the PF Changs there, great location.



I had planned on taking you to the Rose City Dinner; know how much you love those early bird, senior specials. (Smiley)

Sorry! I checked on Ebay the vintage issues are about $12-$15. Then it is worth nothing if you can't turn the pages.

Whoa IPO, more parallel stuff for us. When were you rockin Old Town? I have very fond memories of that area...In the summer of '99 my wife and I started dating, and since she lived in Alhambra and I in Manhattan Beach, of course I was the one trekkin to the 626. Spent a lot of time in Old Town during our "dating" phase until 2001. As a matter of fact, very first date was Cheesecake Factory followed by a walk up to Q's....Small world. Looks like we both scored big in Old Town....



There is the golden ticket, Ten...Just head back up to old town pas, and in a few short years you too might be livin the dream with a wife and toddlers just like me and IPO....
