Based on what I gleaned from previous post cash Call has lower rates for conventional than Jumbo and the big banks (Bofa, Wells Fargo) have better rates for Jumbo than conventional.  Also other than the Cash  Call rates, our TI serial refinancers seems to be getting much lower Jumbo rates than those published.

I called cc and that's the premlininary rate I got.

If you look at JJ's post he said it was a non-Jumbo.

One interesting thing is, I did the chat feature previously on Friday and a person gave me a quote for 3.875 for jumbo. (I took a picture of the conversation on my phone) If I go with them, I will go with the other guy that gave me the better rate.

I'm actually the wife keeping my husband's mom happy. So does that make the extra 1/8 even more worth it? Lol....

Haha oops.  I'd say yes.  It makes me a happy husband when my wife and my mom are getting along well.  Well worth the extra (insert dollar amount here) per month.

Lowest I've found for no points/no fees is 3.625 (that's from SGIP but your mileage may vary).

Some say they can get 3.5 or lower but I think that's on an LTV lower than 75%.
 
I'm hearing a lot of people are getting under 3.5 on a jumbo re-fi. My LTV is 50%. However, when I call the lenders for a quote, they either don't return my call (wells fargo) or quote me in the neighborhood of 3.75% (cash call). I'm wondering if anyone's gotten a jumbo re-fi here under 3.5%?

Please share if you are able to find someone offering 3.5%.  I am in a similar boat, looking to refi a 30-year fixed jumbo (currently at 3.75% from the purchase).  My LTV is in the low 60% range.

People that went with cc had non jumbo amount loans and they got a low rate.

Actually I inquired with Cash Call regarding a re-fi rate for a conforming loan and the best rate they quoted me was north of 3.75% APR.

I guess it depends on the rate of the date or the person who you talk to? I recently posted on Ti that I got two different rates also.

Refinancing an existing 7/1 or 5/1 ARM just pushes the time down the road when the payment terms adjust.  So if you are near the tail end of an existing ARM then it is worth, otherwise it is likely that the small adjustment in rate would do much to offset the closing cost or the headache you are going to have by the lenders requests of billions of documents.

It literally takes me like 10 minutes to gather PDFs of all my documents. I refinanced my last 5/1 arm about 1.5 years into it. Next summer I'll be a little over one year into the new one. If you get zero costs (or close to it) it's a no brainier.
