It's not always a comfortable situation to be surround by folks who are 10x richer than you. I can see why some folks would choose HC.
 
Have you guys driven into HC recently.  Capri homes that are being built are pretty tight to each other and not very impressive with no privacy.  I will definitely not pay that kind of money for Capri based on exterior impression.  Marbellas were pretty grand and impressive from outside.

I feel exactly the same way when I drive through built out Trevi streets.

Isn't there some rule in real estate that it's better to own the "slummiest" house in the best neighborhood than the best house in the "slummiest" neighborhood?

For the same price, if these are slums in Shady Canyon, sign me up:

What's with all the wood everywhere?  There's wooden beams on the ceiling of every room.  Definitely not my style, but the exterior, community and lot size are!

Totally agree with these statements.    I'll take Shady Canyon over both HC and OH.
 
I would love to be able to live in the "slums" of Shady Canyon, even if my kids will be bullied that we live in the slums by the kids of those 100x richer parents.  :P

I don't think you get a tennis court in HC and amazing trails practically right outside your door. Also, you don't see your neighbors rooms from your hallway window :o I was initially excited about HC till I realized what the build out looks like.  Right up against one another!!! :-\ I think the excitement is certainly wearing off, I'm getting calls from them almost every other week for lot availability. Also the more I think about the commute to Uni for my girls, I realize It would be so much more convenient to be on the other side. I do wish quail hill also had access to Bonita Canyon like Shady does. It would certainly make it a lot easier. ::)

There's an easy solution if you don't want to be bombarded by the constant sales call. Just opt out of the waiting list.

Sales is certain no where near the pace it used to be but they did increase the price quite a bit since the first phase. The sticker shock is understandable. But, assuming you were considering Marbella they only have 3 unsold homes according to the site plan. Not bad, given how much the entire market has slowed down.
 
Latest Capri price sheet. Only 1 house (lot 229) remaining on Aster Mesa. All other ones are spoken for. Iron Gate seems to be moving more slowly, probably given its close proximity to Lake Forest Dr.

Latest Marbella price sheet. Interesting that all but one of the $3M+ homes are already reserved while the only 2 under $3M homes are still available.

Latest price sheet for Capri. I guess you can't defy gravity forever. They're finally succumbing to the market slow down hitting all of Irvine. They're including upgrade incentives for the first time for a newly released phase. Not sure what the included upgrades are but, previously, they only included upgrades in case of a earlier buyer backed out of a purchase.
