I was just referring to the fact that anybody can grab the information from HD sales office as it is open to public now. Posting the information at 9:33am doesn't mean that she or he must be an TB employee.

Btw - you mention HD, do you mean HC?
I think the HD abbreviation stands for Home Depot.

Got my awkward on with a HC sales person recently.  Popped in on opening weekend to show the wife the models.  We walked into the sales trailer right behind another group of older buyers.  Didn't get the customary eye contact hand shake greeting I usually receive when I walk into a possible biggest purchase of my life situation.  Got ignored instead.  Assumed I got profiled to be with the other group since I was young and they were old and we happen to be the same skin color.  Though they were really ugly so I can't understand how the sales person can assume I'm genetically related to them.  So the other group got the sales sheet, the brochure and left to go tour the models.  I'm left standing at the info island looking at the sales person.  I guess the light bulb finally popped and she asked "you're not with the other group?"

Stupid radar is on full alert now as I tell her no, my wife and I are not with the mutants from planet ugly stick.  So now with foot in mouth she asks me to fill out the sign in form. I tell her I filled one out over 2 months ago.  Then she made up some weird excuse that she still needs to log my name down and opened a notebook full of scribbles and notes.  I tell her my name.  She rights my first name sloppily in a random spot and then we come to a screeching halt as she struggles with my last name.  WOW.  Never ever had anyone had issues with my last name.  So I proceeded to spell my last name for her.  She gets the first letter wrong.  I spell it again.  She must have some sort of a mental block as she put down the exact same wrong letter again.  And then proceeds to put down letters that are not even in my name. She sounded flustered as she hands me the pen and asks me to write my own last name in the random spot in the book. 

My first visit two months ago was like butter compared to this lady.  When a large group of people walk in isn't it customary for sales to ask a quick "are we all together" question?

From my experience I much prefer dealing with the sales at TNHC than HC.  Malia is such a sweet lady and very pleasant to talk to.  Hc sales team is not as pleasant to work with and Communication is as bad as it gets.

+1 for Malia from TNHC, she is just so incredible and extremely pleasant to work with. 

I don't have any experience with TBs but among all the different new home sales staff I've encounter in the recent years, I also had the best experience with TNHC's sales people.

On the contrary , there are so many comments on this blog whether it is good or bad , it is only helping Toll Brothers because it's just increasing the  hype... I don't see nearly as many comments from Orchard Hills As I do in this thread...
 
I suppose bad press is better than no press.

But social media can be a bitch to control.

I would love to get some feedback/thoughts on this two toned flooring.  Do you like? Would you install in your home?

My husband really likes, but I am not sure I'm sold on it.

This is in the Capri - Redondo model.

That looks like the Over porcelain tiles form Arizona Tiles.  Didn't some one from PP use something similar to this?

This flooring looks pretty wild, very bold and looks the best if it's use over a very large area. It definitely makes a statement but might be a bit much for some.

That floor type is pretty subjective.  Some will love it others will hate it.  Maybe you can compromise and go for the reclaimed wood floor look.  Still has multi tones but not as extreme.

Sorry ps9, this TB "grandma" hasn't figured out how to rotate pictures on TI yet.  Maybe when I start my 11 a.m. shift at the Capri sales office today, I can ask TB IT to show me how.  ;)
 
Rotate them before posting on TI.  If you're using iOS, you can edit the pics in the PHOTOS app.  Click the edit function in the top right corner of the pic you just opened, then click on the crop symbol on the bottom, the 90 degree rotate button should appear on the lower left.  Rotate correctly.

If you have android, similar procedure, open the photos app, click on photo, hit the edit (pencil) button,  there should be a dedicated rotate button and you're done.

Make sure you save your edits and then attach to your TI posts (remember to pick the edited photo if you didn't erase the old one)

If you're on windows, any photo editing can rotate, even the barebones image viewer. 

Once you're comfortable with this we can move on to lesson 2, embedding photos.
 
To all the HC buyers: 

How much are you budgeting for upgrades?  Standard 5%? 

Anything that comes standard that you actually like and will keep? 

Also any builder upgrades that are actually a decent deal?

It adds a lot of character to the home, but it does have pros and cons.

Cons: Looks fantastic now, might not look so good in 10yrs. Depends on how often you put in new flooring!

Pro: It's so overwhelming you probably won't notice dust as much. Less cleaning?  ;)
 
I'm looking to make a purchase of one of these homes in the coming weeks, and I was wondering if Toll Brothers is willing to negotiate on the final price of the home. From looking at other Toll Brothers threads, it seems like you can negotiate a couple of percent off the final price (including lot premiums and upgrades) of the home. Anyone have any experience or advice? Is negotiation a common practice, or is Hidden Canyon too exclusive?

Good luck with that.  These are all pre-construction, so there's no incentive for TB to consider lower bids.  You're better off trying to negotiate on lots that are move-in ready (later construction phases), but that's assuming there will be any standing inventory, or another buyer falls out of escrow.

We are estimating upgrades will be as much as 15% of the base home price.  This 15% includes structural upgrades.  The landscaping (front and back) is another story and we're not factoring that into the 15%.

At this point we've only been able to select our structural and electrical options which have had a larger builder markup. We are doing a majority of our upgrades after closing.

Depends on your aesthetic. To me it looks tacky.
