Hidden Canyon in Irvine

I haven't been reading closely to know if things are wonky but I have skimmed enough to think: "wow, for such a small development with 2 or 3 phases released, there sure are a high number of buyers on this site". I think all of PP had 10-15 actual buyers post here.  Maybe the excitement level is different at this price point. There is more stucco to be excited about!!
 
So I think the restoration hardware comment is referring to me and I'm a female not a male. Why would it matter if I'm posting on Easter sunday? That assumes everyone celebrates this holiday. I am absolutely a buyer at HC and have in fact responded to many posts as to why I'm choosing to buy there despite living in NB right now and have looked in shady canyon in the past. I have enjoyed participating in this thread because as rkp pointed out, I have been able to meet future neighbors via private messages outside this thread. But I also wouldn't know who to message if they never posted on here that they're buying in HC.  I have been a member for many years despite not posting a lot. One of the main reasons I don't post a lot is because of the negativity of a lot of the people on this forum. Having lived in many different areas in Newport and Irvine, I feel my input is valuable but it seems that after each post by a HC buyer, it comes with negative feedback. I think if it's so frowned upon for HC buyers to post and to have suspicion that we are agents, we can certainly not participate anymore.

Orange_curtain, Your whole argument is based on your opinion that agents/ toll employees are pretending to be buyer on this forum.  I would appreciate it if you can present evidence to support your view.  Your opinions are no more or less valid than others on TI.  Calling people "naive" because they don't agree with you is plain rude.

I signed up TI recently to research for a new home in Irvine.  I found HC to be a great community for my family.  There will always better investments out there but the best investment is the one that suits you.

For your information, I'm 36 male, Taiwanese, and I run my own business.  I am not affiliated with Toll Bros in any way shape or form.  And finally, I feel secure enough to talk about chandeliers from Restoration Hardware all day long if I ever feel like it.

To expand on my issue, there have been numerous homes built in Irvine at all price points, yet I have never seen so many agents on one site. Why doesn't everyone buying in Shady Canyon, QH or Turtle Ridge blog on here?  Toll Brothers has a reputation for thinking they are overly clever at marketing and "creating demand."  No problem with it.  They are entitled to market and did this effectively duping a large number of buyers in Yorba Linda.  Vista Del Verde (Del Mar/Saratoga) anyone?  Anyone? They might be smarter than the average person like you rkp, but I feel badly for the people they dupe.

The problem is that this site is full of Toll Brother insiders wanting free press, which is fine should they be transparent.  Rather, the key issue is that they are not transparent, creating ever new dummy accounts and contributing as though they are buyers.  It is possible that there are real buyers on the site.  To them, I extend my congratulations.  However, my opinion, should I be permitted, is that it is unlikely that the purported buyers are, in fact, buyers.  Rare that any FCBs have the time (considering time zones) or that Domestic Cash Buyers in this price range have the time to log-in every day, including Easter Sunday from, oh, say from about 9 am to 6 pm.  TB is infesting this site.  That is my primary issue.

I do not think that you, rkp, are at TB party and you're welcome to your opinion. However, the moment anything is said critical about the homes, one of the "new" Talk Irvine people come in with all the inside information that they claim they found out from a "friend" who is a buyer or, better yet, they themselves happen to be a buyer.  TB is taking away all that this site is intentioned for.  Based on your comments, I would think you would be on my side of this issue.  If you want to call me out on being honest and can take it.

Are the people reading this blog telling me that they don't think it is strange that that you have a young professional, I suspect, male buyer talking about the chandelier in the model.  Really?  I would be stunned if my husband started taking about Restoration Hardware chandeliers!

Regardless of all of the above (and the rkp comments), are we all to believe that these homes are so under valued that anyone who doesn't move from Newport Beach, Shady, QH, Turtle Rock or Turtle Ridge must be a total idiot?  TB should phase increase by at least $1M, don't you think?  They have amazing "views" of something...and oh yes....everyone buying is young...so young that they might be under 21, and yes all Domestic Cash Buyers fro NB who want live in Irvine and happen to have made partner at major professional firms.  Oh yes...and I must be living in the dump because I have so many bad things to say that I can't afford one....right?

In closing...I do think the homes are nice. My apologizes to the grandmas in the sales office, Laniakea, Happios, Fudgemuffin, Grayston, oc dad anyone that I might have missed!

One of the other things a forum that I pariticpate in on locally (not real estate) is to actually have in-person meetings. I think for all those doubters out there, I'm happy to host it in my $3million tract home in NB in the living room that I never use  ;) seriously though, if there's such doubt, I'm happy to meet in person to answer all these questions as to why we're crazy enough to buy in HC. Or you can meet me in my office at spectrum if there's still doubt that I work for toll. Which as I said before, is one of the main reasons I'm buying in HC, cause my office is close to the development. Just tell me when, we can start a private message group.

No joke my dining room has the artichoke chandelier. I'm actually obessesed with chandeliers, have one in every room, including my kids bedrooms...which is why I recoginized the restoration hardware chandeliers in all the models.

No joke my dining room has the artichoke chandelier. I'm actually obessesed with chandeliers, have one in every room, including my kids bedrooms...which is why I recoginized the restoration hardware chandeliers in all the models.

You could very well replace qwerty as my TI bestie.  I need some chandelier options for my foyer. Got any other recs besides the artichoke?  I'm not a big fan of RH. Its too heavy for my taste.

Agreed, way too expensive for being from a chain store. I trend toward mid-century modern so typically buy from hive modern for most chandeliers. My kids rooms have the George Nelson bubble chandeliers. I also love the whole Edison bulb trend so have a couple of those types of chandeliers.

The funny thing about all of this is that you are a new member and have always believed that there are Toll employees acting as buyers as indicated in your very first post.  How would you feel if someone stated that you were a shill for a competitor and started making you feel unwelcome? 

Does anyone remember the park place threads in IHB???  People will validate whatever they buy.  I am not saying HC is a good or bad purchase, but once you sign that dotted line, you will sure as hell think you made the best decision possible.  What are you expecting from these buyers?  Are you expecting to convince them that its not a great investment or that another product is a better choice?  I just don't understand why you see overly positive posts from buyers as some sort of Toll tactic. 

There seems to be only about 6-8 members who said they have bought.  So I am not even sure who Qwerty or JHsu are referring to when they say some and what type of info is causing them concern.

Finally, what time you post and how often you post is not a gauge of how much you make or how much time you have.  I hate it when people say "you must have a lot of time" or anything similar.  We all have our hobbies and distractions.

Hmm.. this thread is going up the hill that leads nowhere.  But i just wanna add that I am for one not affiliated with HC at all. I am just the one very very interested in buying one in HC, but since I am a contingent buyer, I may not be able to get one at all. 

 
So I want to know if any of these HC ballers are actual ballers like Farmmie... it feeds my inner soul to block the shot of a $3m home buyer. :)

Well I love real estate and most of my female friends are not into it so why not meet in person and actually discuss it? Real estate is a side passion since my parents invested in a lot growing up so I personally have "flipped" six homes with a lot of success in irvine/Newport beach over the last ten years...yes that includes in the down cycle in the mid to late 2000s.  Plus as the only female executive in my male dominated firm, I'm used to being around all males most of the time. But my husband can certainly join the meeting, he wont be able to participate, he knows nothing about real estate and leaves all of that to me. He shows up during contract signing but will absolutely not participate in any options meetings. Ok, so is there interest in actually meeting? If so can I get a head count? Then I can start a message group. Perhaps the first one in a public place so I know you're not serial killers  :) :)
