Your preaching to choir SoCal. I really like the central location in OC. I completely agree with your points, all of irvines negatives somehow aren't that negative but Tustin is a dump. I think once the entire area is built out it will lose some of its stigma. Although the stigma may be subsiding, every 3000 sq ft home in the neighborhood is closing at/around $1M.  Due to its central location we can explore more food choices in neighboring cities. We have been hitting up Costa Mesa a lot recently. We go to suzie cakes in newport every weekend to help out the baby to sleep since it's only 15 minutes away.
That will change... your kid doesn't go to school yet. :)

But then again, by that time, OC Register might rank Tustin Legacy's new schools as gold medal performers... or you will be in San Diego. :(

Don't worry IHO, as long as employed I'll be on TI regardless if where I live, if I'm not on TI that means I need to work so this is a much better option.

Simple reason: out of sight out of mind.  A nearby train track or waste management facility remind you of their presence by the noise of the trains or the smell every day.  The TCE plume is below ground and invisible, we've established that the Bowerman landfill does not smell (at least it doesn't get to the nearby communities), and you can't tell the GP is a Superfund site just by looking at it. 5/405 fumes I agree with.  Doesn't mean one is better or worse than the other, just less obvious.
 
yeah that is why im hoping the tustin hangars come down. that reminds everyone that this was a former military based.

We visited Sage and Springhouse today.

Sage II was good. I liked Plan 1 (1697 sq ft, $702K, cheaper) and my wife liked Plan 3 (1975 sq ft, 788K, better floor plan). Included Solar system. The model with tiles throughout first floor was well designed; there was a good flow. With upgrades, this would be $813K, a bit more to my Saratoga cost ($809K). The specific site I looked at had good yard space (1157 sq ft), which was good. Mello Roos (5600) and HOA (207) was $250/month higher than SG. The future Portola school is a couple of miles away and great park is just a few away. Overall, we decided to skip considering the price. Relatively, Saratoga was better for us (Conservatory room, walking distance to a good elem school, a couple miles closer to the center of irvine, more diverse community, no construction). We have decided to trade drive way and back yard space for in-house space and school.

Springhouse was just awesome. We immediately liked Plan 1 (that was the only one within reach). I tried calling the sales office many times, but they wouldn't pick phones. We then just went in person. They are sold out across plans. The sales office actually sits in Plan 1 model garage. The houses have a farm / ranch style, which wasn't exactly our taste. The Plan 1 current price is 800K. Next phase is supposed to be 10 to 15K higher (!!!??!). I assume the Spring house residences are in huge demand and hence the steep increase. Every home has about 4000 to 8000 sq ft lot, which was awesome. This one will surely appreciate quick in the next few years. This is the real SFR. But with upgrades, this was going to be in 850K range, out of our budget.

But, overall, both homes were very impressive.

Looks like you are gearing towards Saratoga.  I haven't follow up on Saratoga lately, aren't they on extension 2 and located close to JOST.  If that's the case, close proximity to JOST is definite a plus for Saratoga.

Yes, Saratoga is in extension II. Its the last but one phase, and then they will sell their model homes.
Does JOST mean Jeffrey Rd? Yes, it is very close to Jeffrey Rd.

i mean Plan 1, 1600 SF.  2,000 SF will be in high 700's or low 800's

Most resale homes have more or less the same problem.

No doubt.. unless you find the one that just got upgraded and is to your liking.. they charge a premium for that.  I had a bid on a home that was "upgraded" already.. still needed to modernize things. 
 
I think landscaping is a big difference between resale and new.

Not just the cost, but the headaches... the HOA hassle (unless you're qwerter), the ZeroLot vetting process, etc etc.

Even if it's not exactly to my liking, at least the sprinklers and lighting has already been done (in most cases).
