Greenwood in Tustin Legacy

So Columbus Square has basically the same location as Tustin Legacy (the train tracks push with Jamboree), how are their values compared to Irvine?

For those that say Greenwood will be great in the future, Greenwood will be the buffer community to those homes that are built further from the freeway, err Jamboree.  I know I drive 65-70mph on that part of Jamboree, don't lie and say you don't, I have cars pass me when I'm going 60 (the speed limit).  Will you buy a home next to Jamboree or one further from it if you had the choice? 

That exit, Warner, is going to be even busier as homes are built out in that area and the District has the worse layout ever! I avoid that plaza whenever I can.  So if I avoid it now, I will definitely avoid it in 5 yrs when there are even more people going there.  How will living in a Sheldon home right off that exit going to be 5-10yrs from now?  We've seen how traffic has gotten worse in Irvine as homes get built.

Tustin & Tustin Ranch has some great areas, but right off Jamboree isn't one of them in my book.  I considered Sheldon, was on the priority list, never bought, and a couple reasons are listed above.  Looking back, maybe I should have bought phase 1 and flipped it once the model went into contract.

Depends...Augusta was built out during the low period, so buyers there are sitting on a lot of equity ($200k+).  Interestingly, Augusta and Astoria pricing seems to be very similar, even though Astoria plans have larger lots and sf.  Astoria sellers aren't making out with much equity.  Gables properties were largely stale last time I checked, as it's at a competitive price point with newer $1M+ Irvine properties.  Verandas properties have bounced back a bit, but aside from that property that sold on Madison, comps are fairly low.  Generally, $/sf is much lower in Columbus Square ($275-350/sf).  Mello roos is basically the same as most Irvine areas.

Where did you find that information?  I thought there was 1 more phase they are coming out with or did that just happen and they included the Models in that release as well?

I wouldn't buy a Sheldon model or a Huntley model.  I agree with you on that.  However, people who buy Crawford and Stafford have better lots more centrally located and away from Jamboree.  I personally cannot hear the traffic unless I really listen for it.  Once all the homes are built, it will be less noticeable for us.

And for the record, I never said that Irvine was the only nice place in OC...I just stated that Tustin isn't very promising with its plans for Legacy.  Putting up a bunch of banners on chain link fencing all around the dirt lots doesn't mean anything.  Labeling Heritage as a STEM/STEAM school, then the principal making parents feel awkward/uncomfortable about her plans/curriculum is typical.  Pocketing years of mello roos with nothing to show for it is awesome to the 10000th degree.  Promising the Veteran's sports park to break ground in Aug 2015 and has yet to happen...broken record.  Keeping developers waiting for months twiddling their thumbs at Kensington/Edinger is wonderful.

Things aren't going to be any different for the rest of Legacy.  Let's revisit this thread again in 5-10 years and see where things stand.  My money's on a bunch of empty dirt lots.

Oh, and the Anaheim Angels are moving into Legacy, right?  ::)  Lost Broadcom to Great Park.  Lost Anaheim Ducks facility to Great Park.  Great track record.

For what it's worth, Tustin has a lot of great things to offer.  I'm only saying all of this to counter point your "Legacy will be...better...more desirable...blahblahblah" statement.

I'll take you up on that bet of 5-10 years.  There's no way that there will be a bunch of empty dirt lots.

The noise I hear from my lot is comparable to the noise I heard from my lot in Arborcrest (Portola traffic).

I have nearly the same size house, smaller yard, half the garage but my house is WAAAY less money.

We considered buying in OH and PP but in both cases we could hear traffic noise from the toll roads in the lots we were considering. OH more than PP. For the cost of a home in those areas we weren't willing to move. For the cost in Greenwood we were.

I have no blinders on. I know down the road I will get less than I would if I was in Irvine and the gap isn't going to close but I paid WAAAY less in TL.

Personally............ Sheldon and Huntley lots had too much noise and no amount of discount would have convinced me to buy most of those lots.

I think anyone buying now should be happy where they buy cuz it will be difficult to break even with cost to sell and upgrades no matter where we buy.......... Irvine or any other area in the OC.

Yup, similar houses in OH were atleast $400K more than Stafford first phase.  I am surprised however at R2D's claim that the noise from Jamboree to the Stafford house is less than noise from 261 to OH houses.

I imagine the noise in OH isn't just traffic noise from the 261.  It's probably also the packs of coyotes and wolves that you hear out there in the boonies.  >:D

Really? What about Stonegate or Beacon?
Only Plan 3 of Sausalito would even come close to Stafford size, I don't what they finally sold at.  BP houses 3,800 sq.ft is likely more than $400K too although every time you turn around it looks like Silvermist has been dropping prices.

No more.  All houses are up for sale including the models.  Plan 1 model is the only one that is sold as of last week.
