I think you can buy in regular Tustin, then apply for the magnet. (Shouldn't be too hard to get into)

Or you can buy TUSD side of Irvine and apply to the magnet school too.


 
Was at Sheldon homes today to see the progress. They still have some available.
Plan 1 1860sft - about 779k
Plan 2 2176sft - about 817k closer to jamboree
Plan 3 2126 sft - about 846k away from jamboree

Homes closer to jamboree are at discount :)

Several backed out. It's hard to tell if they have gone up because Stan Pac preplots each home and includes those options in the price when they are released. Anything that falls out includes options already chosen.

The lot we wanted fell thru but options all the way thru flooring were chosen. The kitchen counters were something I definitely did not want and the ultimate deal breaker was no whole house insulation.

I think there are even Sheldon homes on redfin.
 
Ugh, preplots suck.  Lennar does this with their ridiculous "ei" (everything included) BS.  One of the primary drivers for buying new is to have a say in how the house is built...preplots essentially nullify that out.

But then again, I'm a picky SOB.  For every one of me, I'm sure there are 100 others who wouldn't give a damn about canned lights, electrical outlet locations, insulation, etc.

There is no way any Greenwood homes would be on the MLS, they are the best homes available in this area!

EI was a good idea back in the days when other builders were selling bare houses and everything was an upgraded.  Builders got smarter and gave you things like upgraded countertops.  Lennar's "upgrades" were minimal and not very good in comparison.

I liked the preplots they chose. We wanted jpegs and recessed lights in every bedroom, loft and great room, jpegs for future pendant lights above the island and they included most of what we would have purchased on our own.

I don't think there was anything we weren't planning on purchasing included and when all was said and done we had very few electrical things to add which is a good portion of what we would choose to pay for.

They don't preplot things like fixtures, countertops, flooring, cabinet finishes, built ins etc.......... for the houses that are released early enough for buyers to choose those items.

The $7500 incentive they were offering for the design center didn't include any of the electrical they had chosen.

Knock off another $2500 for coming in as a cash buyer (which we are) and the broker co op we are getting back and we're ok with the price and really happy with what they chose as pre plots. No way any of that was happening with Hawthorn.
