They should scrap the plan 1's home within a home idea.  Yes I called it, PP homes within 3 months will offer more "flex" in the stupid home within a home idea and just give the option of more living space.  Who the fuck would want to live with in-laws or a loser back to home college kid?  Can't find a job?  Go to grad school.  Don't have enough down payment w/o living with M.I.L.?  Buy a smaller house. 
 
My brother in law built a custom home with a granny flat so his mom could stay with them.

It wasn't a matter of him wanting a baby sitter (his kids were in high school by then).

It wasn't a matter of his needing the money for a home. He paid for the entire thing.

It was a matter of his mom getting along in years.......... too "with it" to go to a home but he didn't want her living by herself.

She didn't want to move out of her own place but she really wasn't safe driving and it was becoming a problem always checking in on her, so reluctantly she moved in the granny flat...... better than the home within a home concept. She had her own patio, full sized fridge, oven and stove and there was someone there in case she fell..... which she did sometimes... lol!
 
I haven't priced new builds in years but I seem to remember the model home "upgrades" resulting in a 50% increase last bubble.  Is my memory faulty?

Hence my question, is that plan 3 really going to be $1.15mm. Or is it $1.5 -$1.6mm by the time you move in?
 
And I would be interested more if they had an option for a full sized fridge, oven, stove and maybe a compact washer/dryer with private entrance.

MAYBE I could convince my mom to move in......... same kind of boat my brother in law's mom was in. It's a good option for someone who doesn't need to go to a home and old folks homes are expensive........ way cheaper to let them stay with their family. Nursing homes will just eat all their assets and they are in general not nice places to live.

And if I couldn't............ it would be rentable.
 
Realistically walking into Rosemist plan 1 or any other dual home homes:

Hubby:  Look at this huge ass great room!  I can put two TVs in here and watch two games at once!
Wife:  Look at this huge ass kitchen island!  I can feed all my kids and play a game of beer pong on the island since it's so big!
Hubby: Wait, where's the rest of the living space?

Hubby and wifey walks into the "home within a home" room...

Wife:  My mom/loser sibling can move in here and watch the kids and help with our life!
Hubby:  Sure honey great idea! (but in his mind, YEAH RIGHT!)
Wife:  Or we can rent it out to some stranger and give that person the freedom to roam our house while we're out!
Hubby:  Or it could be my glorified man cave/dog house!
Wife:  You betcha!

I'm gonna start a poll on this.. how many of you are comfortable living with siblings/M.I.L./colllege grad loser.  I don't buy a house planning for others, only for myself and my wife and kids.  Love parents and all, but if we lived together, we would cease to be family, realistically.  Happy for those that get along with family, but I need my space, and to walk around in my skivvies :)

the loser college kid will still be unemployed after grad school, just with more debt.

you gotta be careful with older parents man. if you make them mad, they may shart on your couch while not wearing depends.

Thanks, that's a major change from the prior bubble and I had a suspicion that the prices published now are actually a lot closer to your final price than before.  Probably a safe assumption that people will be adding only $50-$100K to the interior in options and then need the landscaping. 

 
And the KMart of home builders invade Irvine. Although a departure from the Paladio inspired architecture is welcomed, these builder will be using cheap appointments.
