Sage in Portola Springs. Built by KB. Looks like a similar solar install.

This looks horrible. Another strike against KB from me.

Poncho is another KB project. Is builder installed not always like this?
An example in OH (no idea which builder than was): https://www.redfin.com/CA/Irvine/57-Poncho-92602/
Or if you look on Google Maps you can see newer builds in construction with the prepped roof space for solar, for example in Eastwood:

Yes, those are the Genoa tract homes in Orchard Hills which were nearly 4000 sqft and had only one HVAC unit and one heating furnace for the entire home, what a joke!Poncho is another KB project.
If my memory is correct, KB built Napa, Fresco and Solana in Eastwood. Is builder installed not always like this?

Fresco in Eastwood is built by IP, right? If my memory is correct, KB built Napa, Fresco and Solana in Eastwood.
Both Eastwood and Reserve were built by IP, the sales booklet are still available on their websiteFresco in Eastwood is built by IP, right?
Yes, it was. Speaking of which, I haven't been by there in a while, but I keep wondering what the deal was with the model home yards. They had additional space behind the bushes being used as the cutoff, but I couldn't tell if it was supposed to be an extended part of the yard or if it was going to be HOA maintained common space. It was really strange.Fresco in Eastwood is built by IP, right?
They removed the trees wall before selling off the model home, this is what it looks like for the Plan 2 modelYes, it was. Oh okay, nice! Those homes have nice sized lots then. I wonder why they didn't fully landscape the yards beforehand though. I hadn't really seen that before. They removed the trees wall before selling off the model home, this is what it looks like for the Plan 2 model

The tree walls were there to help demonstrate the typical Fresco backyard size for potential buyers in the original phases on Parakeet and AbaloneOh okay, nice! Those homes have nice sized lots then. I wonder if there's any reduction in quality or change in materials. I'm not a fan of KB; I feel like they use cheaper finishes outside and inside. So I heard that KB Home's first phase of Fresco is sold out.
I'm pretty sure there is change in materials, for worse. Unless KB retains IP's contractors, I think there is also reduction in quality. Even Shea changed some materials on Cielo. The most disappointing change was the thickness of the quartzite edge for the waterfall island. When we did quartz waterfall island with IP, it was 2.25", and the quartzite waterfall island at the model home was also 2.25", but Shea would only have 1.5". That's really unfortunate because it looks a lot worse.I wonder if there's any reduction in quality or change in materials. Did they offer you an option to upgrade the thickness of the miter edge on your quartzite waterfall island at the design studio?I'm pretty sure there is change in materials, for worse. No, the $4M pricing was for non view lots. The view lots were $5M.is KB first phrase all view lots? Pricing the their website is $4 million +
Unfortunately, there was no option to upgrade the thickness. We would have gladly paid for it if there were. I would have to say that IP design center offers better pricing and materials. Shea doesn't even offer windows treatment or closet upgrades, although we would have skipped both. Shea gives buyers the option of leaving the master closet completely empty for ACoE upgrades, but considers it a "favor" to buyers, claiming that they have to rip out the shelves and hanger spaces, etc. Yeah, sure, like I believe that they just didn't do anything.Did they offer you an option to upgrade the thickness of the miter edge on your quartzite waterfall island at the design studio?
I agree about IP's quality which was much better than some of the other builders. I'm surprised that Shea is going with cheaper materials after taking over Cielo from IP.
Holy shit. This makes Olivewood a bargain. I stopped by to check it out yesterday. They still have lot 42, 95, 96 and 100 available from $2.9 to $3.5No, the $4M pricing was for non view lots. The view lots were $5M.
What is going on?! This is crazy. No, the $4M pricing was for non view lots. The view lots were $5M.
