Framing in Stonegate

we stopped to check out los altos and when i told him i was just looking he asked when are you looking to buy, i said prob. june, he said that they'll probably sell out by june in stonegate east but in march they'll have los altos in stonegate they'll be detached and 50-70k more (as other people have reported, and probably the same sales guy)... move in for the detached will be aug. he said.  i didn't get the feeling he was making it up to to scare me into getting in on the current build... he also sounded pretty confident that this was what they had planned.

The issue I have with that is Los Altos has been selling relatively fast due to it's lower price. Why would they mess with that and sell it for 50-70k higher?  That would place their plan A (2 bed 2.5 bath) at low 500k vs their current mid 450k. Who would buy a 2 bedroom home for 500k?

I agree with you.  I think the only reason why Los Altos have been selling well is because of its price.  I am not sure if the Capistranos are selling as well...

 
I live in Mirasol directly across all of the construction (yay for me  :'( ) so I see (whether I want to or not) everything that's going on. It would make sense that these are a continuation of Stonegate East as they have 18 (not counting the models) lots ready and there has been no official word about Stonegate. I couldn't figure out why they were building all these houses without even saying anything, so that would make sense. Today they're pouring the foundations, and even though I won't have much of a view left I'll be so glad when they're done because all of this noise, dust, etc. is driving me crazy!!!

When they start framing is when it's really going to get noisy.  Just wait til they start blasting the stucco, you'll love it.

Actually, things got way worse since my first post! We should've stayed at Palmeras, would've been much happier, any issues we had there pale in comparison to the ones we got since moving. Basically we moved to Portola Place into one of the carriage units and the one we got was disgusting, cat hair, urine, etc., left over from previous tenants so we moved to Mirasol only 3 months after moving to Portola. We were told our apartment was in a non-smoking building and that construction wouldn't start for at least a year. Turns out it is a smoking building and our downstairs neighbor smokes, and construction started a month after we moved in. I love the apartment itself, but everything outside of that kind of sucks. We were given the option to move to a different apartment but after just moving so many times we didn't want to do it again. We just can't win with TIAC! Would love to buy one of these new houses but will most likely rent a house when our lease is up. Sorry for the rant LOL

Yeah... I think desertgrl needs to go to a private rental home... more private, no construction noise (if you rent older of course) and better control of smokers.

You should look into breaking lease based on your problems and finding a better place to live for you.

I wouldn't mind seeing pictures of the framing considering I don't drive into the Stonegate area all that much.

Yeah totally, we're thinking about Woodbury, but kind of waiting a little while because my daughter will be starting Kindergarten in September and I'd like her to go to Stonegate.  I think if she's enrolled there and then we move (as long as its still in Irvine of course) she can continue going there, not sure what would happen the next year, I still have to find out. But definitely a private rental.

I'm on the last building in Mirasol closer to Palmeras so I get double hit from the noise in front and from the low income property they're building between Mirasol and Palmeras. It gets even worse when the wind picks up in those parts, seems to be more powerful than other areas either because there are no buildings to hinder the flow or because its closer to the hills. Last week I saw something close to a dust storm pick up from dirt that has been dug up over the last 4 months.
I stayed because of the golden retriever we have (Mirasol is one of the few that allow dogs in that weight range) and also my son starts kindergarten this year.
 
I live in Mirasol also but luckily in the middle of the complex.

Navin and desertgrl, what do you think of Mirasol. I came from the Village and am very disapointed. The build quality of the complex is very bad. There is no such thing as privacy, you can hear everything in your neighbors unit and they can hear you. I also was very disapointed with the building management. They pretty much lied to us on a lot of aspects of the building. If I could I would go back to the Village but will stay for the school.

At least there is the comfort of knowing that if I buy a new development in PS I can get out of my lease with no break fee.

I actually like the place and have had no noise issues, my neighbors on all sides have dogs+kids and have never heard anything. The one thing we like about this place is that its quieter than the other communities we were at atleast before the construction started, even now its pretty quiet after 5pm. What were you lied to about when you signed the lease, also you can transfer to a new irvine company property from any one of their rentals without a lease break.

I know you can move to another complex but it needs to be $100 higher rent than the current unit you are in. To be honest our next move has to either be a home we buy or rent a house. I am over these large TIC complexes.

Your building must be better insulated/built than ours in Mirasol. Our building is a no animal building and maybe they cut corners in construction.

My problems with the building is over move in concessions which they claimed they never do in Mirasol only to see a $1K discount a week after we moved in, their claim on quick turn around on complaints and repairs.

Didn't mean to start a Mirasol conversation and sorry for the thread jacking, I'll fix it with some construction pics LOL but we have no major problems with the apartment itself, we are on the third floor and when we had next door neighbors I didn't hear anything. Although, they moved and when new tenants moved in they quickly left (probably because of the construction). Also the people directly under us moved because of the construction and the 1st floor neighbors. So we haven't had anyone around us for a little while now, not sure how things will be when we get new neighbors.... But I would like it a lot if there was no construction and we were in a non-smoking building like we were told we were in. Unfortunately the leasing agents will lie to you and do anything to get you in there and then when you see how things really are and have a compliant, they won't help you. This has been the case at not just Mirasol, but with every IAC I have dealt with (which has been 4 now!).

Ever since the housing bust construction quality has been the cheapest of the cheap.  Has anyone driven down the new Jeffrey Rd grade separation?  What kind of shoddy work is that.  The city should ask for a refund.
