If it does happen, then expect a blog post with some nice chartpr0n. 363 were filed in the last three days available on the county records website, with a grand total of 847 for the first 11 business days of March, at 77 per day. With 21 business days in March, and 1530 sales so far, then ut roh...</p>

Wow... This is going to be ugly. Maybe the lenders have decided to rip the band-aid off quickly?

Sometimes I get a bit sure of my own predictions, but then again, I have been right. I remember reading some of Gary Watts's crap, including the statement you are referencing, and I can't help wondering how he can maintain a public persona. How can you be so wrong, so publicly, and not hide your face in shame?

<p>The high-end in Woodbury does not appear to be holding up as well as the high-end in Northpark or NW Pointe. </p>

<p>If this continues to be the case, Mille Fleurs followed by Juliet’s Balcony move to the top of my board. </p>

I definitely think the high-end Woodbury will be hammered by foreclosures and will be a better buy than Northpark and NW Pointe toward the bottom. I like Woodbury, but it just doesn't feel like a big cash money brutha kind of place... NP has more of that flavor to me and of course NW Pointe.

I happen to agree and feel the same way. However, the high-end in Woodbury seems headed down at a much more rapid rate. Given the map you posted, the area is filled with distressed sellers (soon to be desperate sellers). We’ll see what happens in the coming months. This market will present us with a windfall of opportunities to own brand new, trophy homes.

Fail to understand how they’re underwater given that they bought it in ’96 for $380K. This one nails the prevalence of house= ATM machine mentality.
 
<p>With a bunch more NODs filed yesterday, I've got 97 properties so far in Irvine for the month of March getting their notices of default...</p>

<p>All of yesterday's NODs were older or smaller places I believe, which appears to be the greater portion of what is going under, at least in Irvine.</p>

Wow, more and more of those crappy KHov condos on scholarship, and the dumps in watermarke are on that list. Someone bought 2358 Watermarke last month for $458k, and 2370 Watermarke for $432k, still too much IMO. Why... when you see those NODs and 3147 Watermarke is scheduled for next month? Silly knife catchers, don't they know there are more coming? And, don't even get me started on 92603, those knives are being sharpened right now like no other, my gawd it is getting bad in there. Woodbury is starting to crack, give it another 3 months, and I bet anyone here a stiff drink, that it will be a lot worse.
