I don't recall when builders really drop prices, they either delay the opening or release phases with less # of homes or lengthen the phases releases or include bunch of upgrades (or all of the above)

In the early 90's the builders also dropped prices and some Tustin Ranch homeowners sued the builders over it.

Yeh agree, should be similiar to Stonegate and Cypress Village.

HOA probably be around $150/month at start and down to around $130 at build-out and the M.R. probably around $3500-$4500/year depends on the size of the home.  Overall, the HOA and M.R. will be lower than BP.

Eastwood Village Elementary looks good, like the dual parking lots and slanted parking spots.  Though it looks cramped for max 1000 students.  Again, avoid buying across the drop off zone near schools, I've seen way too many parent shenanigans to feel comfortable living there.
