Since BTB is all about the data... what are the empirical advantages of an attached townhome vs detached products?

And are these triplex units?

ew_delano_resa_720x472.jpg

I wouldn't want to live in that middle unit... looks like 12 Grimmauld Place.

So do FCBs hang clothes from that balcony?

Just for the record, I don't think BTB ever said this attached is better than detached. He simply pointed out how well this is selling. And he believes the 'location' plays a huge role for this madness price range.

What BTB is saying is this - You want appreciation? Here is a product you might wanna buy. It went from $800K to $1M+ less than a year. Buy now or priced out forever.

And no, FCB will not hang clothes but the whole comforter set from your bed.

Word! Spoken like the cousin of BTB.  ;D

Hey, I didn't get a Thank You yet?

Sorry... wasn't clear... is there any new detached product in Irvine in the Delano $800-$1m range?

New? You should be able to find some in the clearance rack... Portola Springs. Otherwise, have to buy Haddad's products.

BTW, nothing?s wrong with the clearance rack. I shop always head straight to the clearance rack when I go to the mall.

Trellis Court may still have some JUST below the $1MM limit.

Did a quick search, Petaluma is in Eastwood... too small?

For the new constructions, I think the only detached products left in that price range are in PS - Silverleaf, Legado and Celeste.
I think Petaluma is sold out. They are selling model homes and plan 1 is at $1.14M (this is 2bd btw).

This is where the location exception would occur for me.

If I had to buy *new*, I would pick a PS or GP detached over Delano.

If I didn't have to buy *new*, I would pick a resale over PG, GP or Delano. If it didn't have MRs, I could probably push my buy point up a little higher.

I will say this again. If Hidden Canyon ever sold a 1 bedroom condo with panoramic skyline ocean views in the yard, I would totally buy it, even at $700/sqft. That's $700K @1k sqft. There are some high-rise 1bedroom units for that price or more at 'The Plaza' in IBC.
(See this one is already $835k for 1bed.https://www.redfin.com/CA/Irvine/8075-Scholarship-92612/home/12256122
Now imagine you had something like this up in Hidden Canyon, single story.)

But if you put that in PS, forget about it! I wouldn't even touch it with a 2 foot fly swatter.

the HOA dues at the plaza are unreal, though. at least no MR?  :)

I know a guy who lived at the plaza.  He says that there are a few classy peeps there, but it's overwhelmed by self important pricks and he's glad he doesn't live there anymore.  He doesn't miss the elevator rides with the latter types.  Nor does his miss those HOA dues.  Looks like it's zoned to the Santa Ana school district, so whatever is saved in property taxes can go towards private education if needed.

Yeah, I wouldn't live at Plaza either. Just making a point that even 1 bedrooms there can go that high, thus 1 bedrooms in Hidden Canyon should soar just as high.

No worries, point taken. Hidden Canyon is a sweet location, could def see a high rise approach plaza $/sqft if one existed there.

Why no love for PS?

Well, we all can't have babyboomer-thinking right? Just like some die-hard folks love their Ford F-150 and will swear by it. But others prefer the utilitarian ultimate driving machine 3 series, even when brake jobs, oil changes cost 3 times as much.

How is that baby boomer thinking?

It?s practical, detached in an established hood with no MRs... good for any age buyer.

Nah, living next to trailers homes is better. And compressed village with full of FCB is the way to go. Location, location
