The potential issue is with homes that don't park both cars in their garage, or who have three+ cars. Add guests. This seems to be a common issue (for some reason) with renters, too - I've observed higher density anecdotally with rental properties translating into more than two cars in the home. In other villages like Woodbury, this phenomenon is localized to a handful of communities. With CV (and even OH), this level of motorcourt-ness has never been done before in Irvine.

Parking will spillover into the streets long after construction, and with the overwhelming majority of homes being on motorcourts, it will color the feel of the whole village.

If you have a SFR you have 2 spots in your garage, 2 cars on the driveway and potential street parking in front of your home. I can't see people having this many cars every single day. Maybe every now and then when guests are over. For the California court homes they also have 2 spots in front of their garage. Street parking is limited and there may be some spill over. For the pure motorcourt, there would be more cars on the street.

Maybe if people used their garages to park their car, it would be less crowded. :)

Either most people have too much stuff (this may be it) or new homes don't have enough storage space because the builders are putting too many houses using concepts like shared drive ways and motorcourt.

This may be one of the biggest reason that I may look for some thing in westpark area instead of in a new villages.  Too bad I can't afford $1.5 million homes...

Or too many cars!  A guy in the neighborhood has 4 cars for a family of 3 people (one of whom is an infant). He parks 1 in the 2-car garage, 1 on the driveway and 2 on the street. Who has time to drive all those cars?

I think you can report him because most HOAs require both cars to be utilized in the garage. Just saying...

Some motor courts actually have that rule.  When I was looking in portola springs they were happy to say that these motor courts can park in the driveways. Lol. Oh can I pee pee in my toilet too?

I thought the Marigold rules are no parking in front of your garage? That was direct from the sales office ... ?
That would be the lame if you can't park on your own driveway.

No, you can't park in front of your garage in Marigold because its part of motor court shared driveway.  However, in Magnolia, you can park in front of your garage due to the extra spaces for parking in the California Court.

Here is a picture test posted of Marigold's driveway.  As you can see someone park in front of garage anyway.  Btw, that's not ZeroLot's home.http://www.talkirvine.com/index.php/topic,11333.15.html

Well this is different. It's not a real driveway that could actually fit a car.

I get confused by the three "M" tracts in CV.  So Mulberry is full driveway.  Magnolia is motorcourt but with parking spaces built in?  And Marigold is standard motorcourt with no driveway?

You got it. Magnolia has the "California Court." It is essentially a driveway for 2 cars but the end of your driveway meets a middle section that then meets the driveway of the house across. You have 4 homes in a group. Each of their driveways face each other with a bit of road in the middle.

Why did you have to say that!  I was perfectly fine with everyone on TI thinking that was my home.  >:(

Sorry, I just don't want people think you are a unneighborly, selfish, inconsiderate, irresponsible, insensitive, thoughtless, HOA rule violating, shared driveway blocking, self-serving FOB who's too lazy to park their car on the street or too lazy to clean up their garage and park the car in there. :)

If everyone parked behind their garage then the streets would be clear and not look like the ghetto.  They're just being courteous.  :)
