Yes, you did. EAs are not allowed to charge a commission based on return or any other amount. Charging commission based on return amount results in suspension of license. And repeat offenses can result in revocation and prison time. Any speculation as to why?
 
<p>Trooper: same thing, those 10 homes were really crappy homes that did not meet my requirements. One was a cat feces-smelling house, the other one was half-destroyed by owners who filed for bankruptcy (think worms in the outside spa and no flooring, broken windows). Another one was a house overlooking a huge industrial operation that smelled funny. Another one had a cake-shaped backyard, with each of 8 (!) neighbors having a piece of it. No fence, just come out and enjoy the display of classic white trash times 8. The other one was impossible to get to unless you drive a bike (dense development, so to speak :) Others had like 5 neighbors above, below, and on the sides and directly across from you. And we are talking about condos & townhomes that were listed for 400K and above</p>

<p>It was almost 5 years ago, but I still see nightmares about those 10 homes :)</p>

<p>Those are great tips for the people that read this blog. You should start an "Advice" or "Ask a Realtor" thread with those ideas....for future buyers who want to purchase a home with the assistance of a realtor...perhaps titled, "How not to end up with a dud realtor", or something similar. </p>

Thanks for the kind words. We can do some Q & A on Wed nights on chat. Actually I enjoyed trying to streamline and explain the buying process when I was in the corporate world. I also enjoyed working with first time buyers in the 1980's in OC on affordable projects.



A blog titled "Ask a Realtor" may not be a bad idea. The problem is I am having too much fun being retired and excerising my mind with awgee and you of course.



I think a menue of services with a range of costs or percentage of commissions is the way to go for agents that want to survive in the new market.



If a client can do their research, drive bys, and eliminate the homes they clearly have no interest in and narrow the search down to a few homes then I agree that a portion of the commission should be rebated to them. With Google Earth, Redfin, and the MLS info that I would send to them there was no need to waste everyones time.



I would give my clients a handful of my cards and they would hit open houses and if they had an interest they would give my card to the agent at the open house. This way they would not feel pressured and if they found something they liked I would send them all of the back up info and comps. If they wanted to make an offer we would move forward. My job was to provide information and let them make up their minds on what they liked.



Kind of of like my enrolled agent who charges me by the IRS scheduale. He gets paid more if he does more work.



There are some very informed people in todays world along with the "not so brights". I always enjoyed the working with the more informed folks.

<p>No, not your own blog. I meant you should start your own thread/topic here on the discussion boards. Scroll up to the upper left corner of this page. You'll see a red link titled, "Start a New Discussion". Click on that, add the title "Ask a Realtor", then from the drop down menu for where the discussion belongs - click "off topic - the water cooler" (I guess). Then type away. If people want to ask you questions privately, mention to them that they can "whisper" you questions, you in turn, "whisper" back. No one but you and the other blogger can see these discussions.</p>

<p>You might even get a client out of it ! (NIR, if you can beat him to it, now's your chance ! ) </p>
