Brightwater Huntington Beach reduced 300k?

Hi...i'm VERY interested in buying in Brightwater and am actually about to start with the contract papers next week. Today i was searching the internet and stumbled onto this post. Obviously i'mhaving second thoughts, but i would really appreciate some help. Unfortunately a huge portion of the posts are people attacking each other so i couldn't really figure out which things i can rely on.



If anyone can give me an objective opinion on why i should or should not buy in Brightwater, i would greatly appreciate your input. I work 3 miles away so i don't need to worry about too much freeway access. My family and friends all live in the nearby area. I'm conisdering buying a Cliffs property in the range of 1.5-2.0M.



i really appreciate some honest help. To be honest, i'm in love with the house and the neighborhood...it all looks very promising. I enjoy the fact that i'm a bike ride to the beach...i don't want to be too close to main street so the distance is actually perfect for me.

I do not read anything in your post that would be a negative to buying the home. So, what gives? If everything is positive, per your post, why the second thoughts?
 
by the tone of all the posts, brightwater is not a good place to buy or live. i'm not clear on why...i'm just asking for clarification. Is it overpriced? what will happen of the builder goes out of business? what will that mean to me? that's what's giving me the second thoughts...i haven't seen many posts that say it's such a great place to live, but i've been there many times and just about everything looks great to me....but i definitely am not a real esate professional so i was humbly asking for those opinions

Pages 4 and 5 of this thread have a ton of information, once you sift through the snarky attacks. BK, graph, and myself have all listed several reasons why this isn't a great place to buy a house. It isn't malice that sparked our criticism but the shoddy workmanship, the horrible planning and placement of the homes, and (in my own case) the personal knowledge of the area being built on. If you read our posts in these pages you will find plenty of reasons to have 2nd, 3rd, and even 4th thoughts about buying in this community. To sum it all up into one post, however, the company developing the property is in financial trouble, the construction quality is shoddy at best, the ground the houses sit on is floating on a bed of depleted oil fields that have been pumped full of saltwater in an attempt to keep them from sinking too quickly, and we haven't even gotten into the smell of decaying vegetation from the salt marsh or the remains of the indigenous population that was buried there or the fault lines that run directly underneath and just offshore. As long as the builder's warranty doesn't really matter to you, you can't smell anything at all, you enjoy watching your foundation crack and your walls buckle during an endless settling process, you never watched the movie Poltergeist, and think the risk of liquifaction and tsunami during an earthquake just adds to the fun of living in Orange County, then Brightwater may just be the place for you.

In Rolling Hills there is an area called the Flying triangle within the landslide zone. The homes there is only $400,000 and for the rest of Rolling hills prices are from $4m-28m. Trump built 10 homes in Rancho PV and also in the landslide area and he sold none. He lost tons of $$$$.



Apply it to Brightwater and draw your own conclusion. Would you buy expired milk even when it is cheaper than the good milk?

Either you didn't read my post or you didn't think about it. If all you are worried about is price then you've already made up your mind to buy and just want someone to confirm you are making the right decision. I am not that person. There is no price that would be acceptable to me for those homes. Even if they literally gave it to me, I would be hesistant to live there for the reasons I listed above. Since you have already started another thread on this topic, I'll consider this the end of discussion and let you continue enjoying your delusion.
 
There were a couple of listings that came up on ziprealty this morning in the trails and sands, listed for around $500 - $550 per sq ft, listed by the builder.



Are these prices reduced from the previous asking prices? How much lower will they go?

I'll be the lone stand out, but I live nearby (renting) and am interested in buying one of the homes. I looked at the Trails and the other community, but felt that the list prices of those homes were off by at least $200-$300k. Again, I know there are a ton of you who'd never live there, but I probably would. Earthquakes? No guarantee anywhere you live will be fine (not going to live in fear). Ghosts? As long as they leave me alone, or at the very least do some chores, fine, they can stay. Why buy a $950k 1755sq ft home when I can buy a fairly new (i.e. less than 10 years old) same sized house for $800k in Summerlane (and those prices are falling).



But I'm sitting tight waiting for them to either begin auctioning homes (I visited the Trails last month, and they had a number of homes I could move into within 30 days or less), since they don't appear to be selling. That or drastically reduce the prices. It's coming, just not sure when exactly.
 
I took a drive thru Brightwater today, and it sure seems like a ghost town. Not sure how many have indeed sold as of today, but must not be too many. The auction idea seems likely. There was a terrible sulfery stench over there a few days ago, but that doesn't really bother me. It puts hair on your chest, that eggy smell.

Yeah, partiall shelter profits, if there are any. On another note, I'm going to be renting down there near BW so I'll be able to update on the future auction schedule :) By the way, I've been at the wetlands millions of times and I've never smelled anything different.

Nope. It depends on how close you are to the wetlands. I'm right behind the Starbucks pointed out. But this is the thing with the "odor" - there are a ton of variables that affect the odor: time of day, wind condition, temperature, humidity.



So is the odor there? Depends. There are days (and times of day) it's non-existant. There are days that it's noticeable, but it's negligible and no different (or worse) than the salty air. And there are days were yes, you do notice it, it's not pleasant. Rarely has it ever been so pungent that you have a gag reflex. I've noticed it's worse when you're driving by the wetlands, it's really hot out, and there is a light breeze.



But put it this way - almost all seaside communities can have this. Newport is a great example. And it certainly hasn't stopped people from living there, or homes being uber expensive.



Some people are more sensitive to it than others. But it certainly isn't rotten egg smelling 24/7. Otherwise no one would live nearby, beach or not.



Having said the above, it still doesn't change the fact that the prices for the homes, the size of the homes, and the current real estate market will not sustain what was set out at Brightwater. For the smaller homes, they are overpriced by $200-$300k. The larger homes, well, good luck selling tract homes at those prices in this market.
