Belvedere at Eastwood

Reading the context it was in response to someone saying I bought an overpriced Greenwood home. Again.......... I could care less. I sold another higher priced item and took cash out, similar to taking money off the table in the stock market. I bet lots of people did that too before prices dropped and are happy to have the cash.

Btw Greenwood minimum prices are 6% more than I paid and the house for sale in my old neighborhood has no takers priced less than where I sold, so I'm not sweating paying $1500 per month here for HOA/taxes/insurance. The cash I got goes a LONG way in my ridiculously overpriced living expenses in the overpriced Greenwood.
 
Belvedere listings hit Redfin today and gives an idea of the price ranges.  I guess grand opening on these homes are coming soon. 

Belvedere starting from $1,110,000 to $1,360,000. 
Piedmont starting from $991,000 to $1,115,000.

Wow Belvedere is expensive.  I would rather pay a little more and get Pulte Homes (Sycamore or Walnut) in Beacon Park, Capella (Plan 3) in Orchard Hills or even Palo Alto (Plan 1,2,3) in Stonegate for that price range.

Are the Options included in these prices? or is this base price? I am assuming the options are included for the Phase 1 release. 
 
There has to be a lot of options in that pricing.  Plan 2 = $445 / sq ft; Plan 3 = 449 / ft. You normally don't see the largest plans sell for more per sq ft than the smaller plans in a track.  You also good go across the street where new in stonegate (similar size to slightly larger) sells for much less per sq ft. 

Looking at the picture of the tract map, the lot sizes look pretty dismal (smaller than the model).

I asked and according to the sales office "There isn't any pre-ploted items in the home. The prices include exterior premiums only."

Keep in mind, the $4,512 mello roos for Strada is fixed and doesn't compound annually at 2%. Because pricing at Strada has steadily increased, and the mello roos costs remain constant, the effective rate for most Strada owners from late 2015 on, is closer to 1.4% than 1.5%.

Eastwood homes have 2% mello increase every year?  Is that common with all new IUSD homes now?  I thought it was just the PP and BP.
 
All TIC village have a fixed total MR and approx. 1.05% base tax rate and I have not seen any disclosure for 2% MR tax increase in any of TIC villages (EW, Stonegate, OH, CV, PS etc)

Here's Petaluma and Ellwood's info.  Note there's specific 2% CFD tax increase disclosure in Ellwood's but not in Petaluma's.
