Beacon Park

NEW -> Contingent Buyer Assistance Program
Yea agree re: traffic.  Also, it looks like you use the same roundabout to get into the beacon park residential areas as well as the school, medical offices, other commercial, etc. Or will there be another entrance off sand canyon (trabuco?) somewhere to get into BP?

I completely agree about the traffic congestion. I am pretty worried how the roundabouts are going to work. To be honest I think it is overall going to make it more congested and just keep a very slow/steady flow of traffic (especially during peak times). I am also assuming a majority of people in Beacon Park are going to have to use the 5 fwy to commute to work, which means they will be using Trabucco or Irvine Blvd. to get to Sand Canyon. I think the final result is WAY too many communities racing down Sand Canyon at once to get to the 5 fwy.

This is probably the biggest perk about living in CV, you can just jump in front of the the crowd on your commute to work or anywhere up north for that matter.

133 FTW. :)

Living next to the freeway FTW :D

Yup.  Definitely noticed a lot more cars at that light waiting to take a left turn with me onto the 133.  I take it to go everywhere now (5, Barranca, 405, 73, coastal).

Since there is environmental concern at each of the new villages currently selling, what about the older communities? We're considering Woodbury and various Northwood areas.

Woodbury is only 7 years old and had new homes for sale as recently as a couple months ago.  We were at same decision a few years ago and were debating between VoC and resale.  Ultimately, the land issue bothered us and we bought a resale in Woodbury.  Our house was the same price as a San Marino new but on a lot 1000 sq ft bigger and a house 800 sq ft bigger.  The amount we would have spent on landscaping and upgrades on new was spent on remodelling the 5 year old house to our tastes.

Even now, fairly new resale seems like a much better deal than brand new.  And we love the established neighborhood vs something constantly changing.

Isn't woodbury more than 7 years old.  I know someone that moved in around 2004/2005?  Anyway, I like woodbury. It is massive but there are nice/quiet pockets where the bigger SFRs are. And nothing beats being able to walk to sbux on the wknd. We considered WB but didn't find anything to our liking at the time.

you are right...it started building in 2004.  some houses are old as 11 years while others are young as a couples month old

and we walk to the town center at least 2 times a week...chipotle panera and starbucks :)

Hi,

Do any of the well informed realtors know a more accurate time frame for the Opening of Beacon Park homes?

Thx

Beacon Park School beat four other names:

Beacon School
Paramount School
Benchmark School
Cultivate School

All elementary schools are named after an adjacent street, park, or village.
Both Beacon Park K-8 and Portola High will open in the 2016 school year.

ZONING: Only PP and BP are zoned to Beacon Park School. Portola Springs is currently not scheduled to be zoned to Beacon Park School. All future Great Park Neighborhoods will feed into Beacon Park School.

Deep was asking about the release date of homes, not the release date of schools. Lol

I do know it opens in Summer.  wanted to know if anybody had more specific info ( if is would be in Jun, July, Aug or Sep)

So why didnt you say in the first place, that you knew it opened in the summer.

Also, what does it matter what month, because the first phase will probably go to the cash money ballers.

Real estate agents will probably find out at the same time as the general public.

Yup. You need to direct this question to someone in the know that works for 5 points or one of the homebuilders.
